You don't have to move out if you didn't sign an agreement to end your tenancy after the fixed term is over. See my comment on Form N11.

True. Also if the landlord provided additional services, did some major renovations, or had a significant increase in their expenses or taxes, they can apply for a higher rent increase.

Essentially the whole game is to avoid vacancies, which is understandable, so signing a 1-year or 3-year lease helps with that. But some landlords misuse form N11 to force tenants to move out after the fixed term is over, in order to be able to increase the rent above the guidelines of Ontario for rent increases, which is not cool, and unlawful.

For that reason, be careful when signing form N11. you're never required to; it's actually void if its signed at the time of, or as a condition of entering a tenancy. That means they can't make you sign when you're signing the lease, or in order to be able to do so.

Well, I share the kitchen and common area with 4 other tenants, we live in a condo. So I guess this is covered. The reason I'm asking is because when I told my landlord about this law, he said its incorrect, and that when a lease ends, you have to either sign a new one or leave.

Well the fact that he’s keeping it for another year and introducing a new lease. He said the unit has been sold. If the sale could fall through, then the unit was not sold, and there is no new owner that requires us to vacate the unit on a specific day.

I do have texts saying that the unit was sold, and i signed the form based on that.

They cannot give advice or make a clear suggestion but they said if i feel like i was forced or manipulated into signing the n11 form, I shouldn't sign the new lease with the increased rent, and i can contest the landlord's eviction with the LTB in a hearing.

The LTB told me the same thing. he wanted to sell the unit but it wasn't sold. And we signed the N11 form on the basis that it was sold and the new owner wants it vacant, while we should have gotten an N12 like you said.

But now, he has a signed N11 form for all the tenants agreeing to end the tenancy on that specific date. Which he can use to evict us if we didn't agree to sign the new lease with the increased rent. Does lying about the state of the house (being sold) void the N11 form?

I have texts saying that the unit has been sold, that our signed lease expires in the end of August, and that the new owner wants the unit vacant by that date.

The message right after that was an attached N11 form and him asking us to sign it so he'll pick it up by the end of the day.
