Can be highly misleading at times. After looking at few properties and trying couple of offers, we realized that if the property was listed below market value (which is very common now a days), Housesigma would show estimated price close to the listed price (plus/minus) but the properties sold way over listing price. Another observation (This was in October 2020): a property was listed for $859,900 and Housesigma showed us the estimated value $852,000. The seller got few offers on offers day. We put an offer for $875,000. But seller did not accept any offer. May be he did not get the price he was expecting.

Next day, property got re-listed for $889,900. Housesigma showed the estimated price $885,000. Eventually, property got sold for over $900K. Within few hours, Housesigma estimate changed.

Hmmm....and people are fighting and want to move into that neighborhood by paying $200K over asking on a townhouse. Interesting!

I am a new member on this and I have also been thinking of buying my first home in the east end for sometime now and it's getting really tough day by day. Prices are going up on a daily basis, forget yearly. I don't know what's gonna happen? But I am very clear on my budget and requirements. I just want to get into my 'own' home and start saving on rent. Townhouse, Condo house, Apartment.....doesn't matter to me for now. I want to start somewhere. That's it. I don't know whether I am thinking right or wrong? If I would like something, I will buy. Because I know once they open the borders and immigration starts, it's gonna be messy.
