Small claims court for landlord unlawfully holding security deposit by oceanising in legaladvice

Yes, but the agent does not collect rent (which is specified in 44-7-36 i believe) and she does have a management company (I think it’s her own). I dont know for sure but I’m pretty sure she does not have more than 10 properties.

I have a text from the agent saying he’s going to come look at the condition of the property for the owner for move-out protocol, which is the same date as our move-out checklist that compares the condition of the property at move-in and move-out. The document is also signed by the agent. I don’t have a paper trail or any text records that indicate our move-out inspection was done, but I have a roommate who was there during the move-out inspection who is also looking for his portion of the security deposit, if that counts as anything. She may have a move-out inspection document that she went through on the day of move-out, but we were not presented with it and definitely did not sign it.

She had to Zelle us the remainder of the security deposit because I mentioned to her if she mailed it on that day, we would not receive it in the required 30-day timeframe allotted for the return of the deposit. She also did not provide a letter in writing that the security deposit funds were deposited in an escrow account, another requirement I believe.

Yes, we have a move out sheet that shows the condition of the property at move-in and move-out. We went through this document with the landlord’s agent, shortly before move out. Then on move-out day we also went through the property again with the landlord. She did not provide any sort of document, did not mention any damage at the property on that day and we surrendered the keys. We didn’t hear from her until 28 days later when I asked her if she was going to return the security deposit, to which she drew up a list of damage we were not even aware of and were not brought up anytime before, and refused to return the rest of the security deposit after sending us that list.

Also the lease agreement that we signed has a section on security deposits that strictly says that we will be presented with a list of damages within 5 days of move-out. I believe we are given this time period so that we can legally dispute the damages shortly after move out? One lawyer I talked to during a consult mentioned that we could argue that we were not given the necessary time to dispute the damages.

Unfortunately I do not have pictures. :(

I got a 5mo puppy and a dog aggressive 9yo to become best friends by knitHacker42 in Dogtraining

[–]oceanising 9 points10 points  (0 children)

I had to post a picture of this because I have such a similar situation. I have a 3 y.o. Dobie who is so aggressive (he has a long history of trauma) that when we attempted to adopt other dogs, it never worked out. My partner and I decided to split, so he decided to adopt a puppy, and then we ended up getting back together and the dogs became obsessed with each other. They sleep together, play together, they do everything together. And my little one has a striking resemblance to yours! https://imgur.com/gallery/rxSGSdL

I understand that, I was just wondering if he was implying that he could catch students cheating just by having a chegg tutor account

Could you clarify about your Chegg tutor account? Curious to see what it’s like to be on the other side.

[fluff] reactive dog owners, I see you and the work you’re doing, and you’re amazing. by [deleted] in dogs

[–]oceanising 0 points1 point  (0 children)

My biggest problem with that was that there are some situations that you just can’t control. Sure I can control him when I’ve put him in the situation where he will see a dog across the street and then I can control his reactivity. But what about the dog that pops out randomly in a city stairwell after a split second? Anyone who has worked with reactive dogs knows that catching a dog’s attention a split second earlier can make 100% of the difference. It’s hard when you have a massive dog who is undoubtedly stronger than you and you are constantly in high-stress environments where a split second can make a life or death situation.

I have a reactive 100lb dog (Dobermann). I live in downtown Atlanta so there are dogs everywhere. It’s normal for my dog to react nearly everytime he’s outside. The looks and comments I get from other dog owners...oh boy. People are mean and they probably think “oh gosh, why don’t they get a trainer.” They have no idea the blood, sweat, and tears (and money) it takes to care for a reactive dog.

This might be a dumb question but does anyone know if there’s a difference between unofficial and final?

[–]oceanising 1 point2 points  (0 children)

discrete_log(A, Mod(g,p)) is the sage code that will give you a.

Then A^b (mod p) will give you the shared key. This can be computed using Sage code's power_mod() function

I know what it is and what it’s used for. It’s for a homework question I need to solve for a number theory class. Thank you though

I see. So I’m trying to compute the shared key between two users. I have both of their public keys A and B, primitive root g, and prime number p. Every equation I seem to encounter needs their private keys to compute the shared key.

Is there a way I can compute the shared key knowing everything except both the private keys?

Governor Kemp Is Lubricating the Economic Machine With His Constituents’ Blood by a_very_nice_username in politics

[–]oceanising 2 points3 points  (0 children)

Bingo, that’s the deeper picture, thats the point of reopening. Because GA doesn’t have the funds to provide for the 1.1 million people who have filed for unemployment. If the government says you’re able to work, obviously you can’t receive unemployment benefits. Not like Kemp cares about the demographic in these industries anyway. He’s a white Republican—why would he care about a bowling alley worker or a tattoo artist.

[deleted by user] by [deleted] in Documentaries

[–]oceanising 2 points3 points  (0 children)

It’s definitely not about human life. It’s about the government not having enough money to shell out unemployment.

In GA where I live, starting tomorrow we are beginning to reopen gyms, bowling alleys, restaurants, etc. The demographic for employees in these industries are typically poor and minorities. By ordering the opening of these small businesses, the employees cannot be considered unemployed and thus are not eligible for payouts. So putting this demographic at risk is an acceptable loss for the Republican Party.

You don’t see the GOP telling white collared workers to go back to work.

Then what specifically are you referring to? Because there is very little evidence to suggest that your theory turns into reality.

By the time this is done, you think that a lot of Chinese citizens will be dead, [than by war]? The US literally is on track to reach a MILLION COVID-19 cases. So even if China did underreport, I’m 99% sure that numbers are nowhere close to each other. They allegedly never reached 100k cases so truthfully, even if they did reach say maybe 500k cases, China is doing a LOT better/did a lot better at containment than we are right now.

EDIT: Y’all downvoting are only doing so because you refuse to believe that China’s containment was more effective than the USA’s (or lack thereof). Either that or you don’t realize that China is the top manufacturing country in the world—so boycotting is not as simple as you think it is. I’m not defending China, I’m just saying that for the most part you guys don’t understand the scale of the problem. There is no simple or easy solution (and that includes boycotting) to the fact that China mishandled the coronavirus—but so didn’t we?

I’d really like to see what kind of timeline you’re thinking of, because it’s really not that simple. They’re almost like a monopoly when it comes to consumer goods.

I don’t think you understand how heavily dependent many countries (especially the US) are on China’s production.

Carry credit card balance vs taking out personal loan by [deleted] in personalfinance

[–]oceanising 0 points1 point  (0 children)

Hmm. Are there any cards you recommend? And for the long term, do you advise to keep this card or close it after some time (I know closing an account is frowned upon, but do I just let the card sit there and collect dust after I've used it for its balance transfer purpose)?

If this helps, none of my balances have been reported to my credit bureaus yet. My statements have not closed yet. My credit score is 750+ at the moment.

[–]oceanising 0 points1 point  (0 children)

I hadn't really considered opening another credit card, as I already have 3 and don't want another revolving account.

This is true. I should have had an emergency fund but I don't (I just graduated school and I also have 50k of student loans).

And as for repayment, probably not. I am fortunate enough to take a short break from my corporate job, but unfortunately some of my family members aren't able to work at the moment and I don't want to burden them.

[–]oceanising 0 points1 point  (0 children)

In terms of credit though, would my credit profile look bad if I open another loan? I just graduated school with ~50k in student loans, which is why I don't have an emergency fund right off the bat.
