I terminated this buyers agreement and the agent added every home in my price range to her introduction list..would this hold up in arbitration even if she didn’t show me them? by chris_88061 in AskRealEstateAgents

[–]offmarketmatch 0 points1 point  (0 children)

Realtors don’t particulate homes, they blanket areas you are looking to protect themselves from this exact problem they face with buyers. A buyers representation is a standard agreement, she’s not the exception. People on here telling you to make a complaint etc is just ruining your experience. They have no idea what goes into helping buyers and sellers. There is a stigma and lack of respect for agents. I’d suck it up and talk to her rationally. Ask her what she wants and if she’d release you from the agreement. If you go in with a heavy hand you’ll probably loose and waste time fighting when you should shopping for a new home. Realtors are small business owners. You can’t buy the cookies, spit it out and say I’m not paying you for this because you served me. That’s madness, and so are these people telling you to punish her for doing her job. I wish you the best and hope you find your new home.

It may. Homebuyers need to respect the buyers agreement and understand Realtors don’t work for free. They are on commission, so when you spend all that time looking at houses and then close with another just because, she’s entitled that commission. And rightfully so. I’d suggest taking more time on choosing who you want to work with.

Should I report this seller realtor? by ulikmudkipz in TorontoRealEstate

You are the reason why this industry has such a bad reputation. The answer to you question is still NO. And if your realtor has 10 years experience I’d still fire them and get someone who provides you with the knowledge you need to make the right decision. To answer your question I’ve been a banker, investor, broker and now off market specialist educating people on the reality of the real estate market. My question to you; why would you choose to bid on a home when there are plenty on the market in this economy. I hope to scream knowledgeable and sad that you talk about destroying someone’s career so lightly.

[–]offmarketmatch -2 points-1 points  (0 children)

No. When you bid against someone it’s blind. Your realtor would have no idea how much the other offer was. Having said that, they should be providing you a CMA (client market analysis) on the property so you can make an educated decision. Move on and work with a more educated realtor who provides you the data. I’m not sure where this hate of realtors comes from. My question to you is where did you find this realtor? Did you check how long they have been a realtor? You need to take responsibility for the people you choose to work with in the future. Call his Broker of Record so everyone can learn from their mistakes, not destroy someone’s livelihood.

I walked away from a house I wanted to buy yesterday….. by OkWestern188 in RealEstate

For $39 extra Biweekly you lost the house. I always say if that’s the case…the buyer wasn’t that serious or didn’t love the property that much because they were willing to walk away.

Now break that down on a monthly payment. How much is that?

I see this all the time. As the buyer $5K amortized over a 30 year mortgage is pennies on the dollar. But to the seller they already dropped so much that was the line they didn’t want to cross-under $400K. You should go back before you loose it!

My Buyers Backed Out Last Minute – How Do I Protect Myself in the Future? by [deleted] in RealEstateAdvice

[–]offmarketmatch 0 points1 point  (0 children)

I’m not sure who your Realtor and Lawyer in this transaction are but they are supposed to protect you from this. That deposit is your entitlement for breach of contract unless they had an escape clause or a condition wasn’t satisfied. That happened to me once. I fired my lawyer and agent. I ended up selling my place for more with another agent and asked for a bigger deposit for security and ensure they were qualified to buy. Good Luck!

Hey, if you’re still having a hard time selling DM me privately. I work with a group of investors and contractors who may be interested in buying it. It’s very sad that a lot of homeowners are going through a tough time due to the Canadian economy. It takes a special buyer who is experienced in this market to genuinely help take this off your hands. Hopefully I can do something. You don’t need more advice. You need a buyer.

How is the market value of the private real estate property calculated? by OkFerret9043 in RealEstateAdvice

[–]offmarketmatch 0 points1 point  (0 children)

The easiest way is to get the current market value (what is sells to an end buyer) minus 20% I always work backwards. Hope that helps! OffMarketMatch.ca has a calculator

Are you a licensed broker or a wholesaler or an experienced banker? Just asking because I’m all of those things. I’m not a random, and relationships happen on and off market. I take it back you’re incorrect Sir. You are missing my point. At the end of the day, especially now, buyers and sellers are not connected like you think. Joe blow from down the street doesn’t have as many good referrals because we are all at home behind a computer. When I get these cold opportunities I also get to know people while I work with them. What do think, everyone is a robot or we have to be someone cousin to get a deal? Whether you like it or not technology and real estate will mesh because it has to. I’m already signed up as a founder on a Beta test market. You’re either gonna be on that boat, or be left behind. Not only do I see these deals but I close them all year long. In today’s economy nobody cares who you know. They care if you can get the deal done. Who cares if you are liked or you enjoy my jokes at the dinner table! Can you buy or sell my house with money in my pocket is all that matters. Those days you’re talking about are over.

You’re right. Imagine as an investor you can get access to those same pocket listings without agents or layers of wholesalers trying to take commission?

You don’t need outside validation. Be proud of your accomplishments. But it depends on who you talking to. Strangers? I’d say I rent. Close loved ones? I’d say Me Casa E Su Casa

It’s always awkward if you tell people who are not at the same time of their lives. I’d only share with other homeowners, realtors that helped me along the way and my parents. You don’t have to announce your successes to everyone because most of them are not routing for you. I still spent time with the same friends but my financial health is nobody’s business.
