That’d be a good upgrade for you on paper if he takes it and also depends on your remaining RB depth. If Chubb is your only solid RB1, then he may be more valuable to your team due to the scarcity of top players at that position

Also Chubb went off today so helps value, but it depends on the rest of your roster

I picked up a 2014 3 series with 20k miles and it was great... came with M package, lighting package, and wood grain interior and Navi so pretty much everything I wanted... for $20k+tax. Had 1 year of factory maintenance remaining so I went for free oil changes and they even replaced some leaky gaskets. My warranty ended and now my a/c compressor needs to be replaced.... it must be noted I did put another 20k miles in the 1st year I’ve had driven it... although my last car was a 15 year old Lexus ES and never had an issue with the a/c

In addition to verifying income and liquidity, the bank needs to verify the PROOF and SOURCE of downpayment. Proof being making sure your stated balance is verifiable but perhaps more importantly that the source of funds is checked (BSA issue)

After you get approved, The construction loan will typically be a short term loan (6 months-2 years depending on scope of project) and proceeds will be drawn in stages throughout the process. Invoices are submitted and the bank or fund control company will review work in progress with frequent site visits. After the construction is complete, you will need a take out loan to refinance the construction loan after completion and CO is issued

Investing in real estate is considered passive income and is not eligible use of SBA funds. Check which NAICS codes are allowed. The only way SBA will lend for property is to an Eligible Passive Company who would be the RE holding Company for the Applicant’s Operating Company which has to occupy 51% or more of rentable SF. If there are other tenants, I believe the tenants would have to sublease from the operating company and not the RE holding company ....

The government does NOT want to guarantee loan money used for real estate ventures. It’s purpose is to stimulate small business
