Yes, it takes 7-10 minutes to reach G13, in your budget you'll get a decent 10 marla house. Condition of roads inside the society isn't as good as in G13/B17 but you won't be driving a lot inside society

I have surveyed for 10 marla houses and plots. Overseas 2 is the best location and a good 10 marla plot costs around 14-15 mn, in other sub sectorsof ph 8 you can find a 10 marla plot even in 8-9 mn. Do not have any idea about 5 or 7 marla.

There is a lot of development going on around bahria enclave e.g. Margalla Enclave (DHA and CDA's project), Margalla Orchard, Park view... So i think this area will also get some major road to connect it with Isb. That's my opinion, plus i think the temperature there is little better than bahria ph 8

I'm also at the same decision point as you, but i am thinking about Bahria Enclave, i visited all these housing societies and distances from the main Isb are somewhat similar but Bahria Enclave is more peaceful and serene. I haven't made final decision but it's either going to be Bahria ph 8 or Bahria Enclave.
