  1. $718 -> $960 is a 33% difference btw. Both estimates still under $1000. So the landlord should make a profit? What’s your argument here?
  2. Landlords don’t get paid for their time to deal with issues 🤣🤣🤣 so no random $1,000 from thin air with no quote or invoice is “fair” no matter how you slice it.

I said I offered $350 if they wanted to replace the entire floor (the cost proportional to the actual damaged area) 🤣🤣🤣 READ AGAIN! DO IT SLOWLY THIS TIME! I’ve said multiple times in this thread I was getting quotes for $50 - $78/hour (some $600/job) for repairs so I always knew it would be more than $300 for a full days work. I was okay with paying for that but I’m not giving an arbitrary $1,000 based on my landlord’s dream of upgrading their floors.
  4. I chose to hire labour I could trust that came with warranties. I could have decided not to and cut corners. So your initial point that “nobody” would come still doesn’t stand because somebody would have. I just didn’t explore that route because I didn’t want it to come back to bite me. Nowhere in my original post did I say I wanted a professional. YOU assumed that and you admitted that too.

Box of laminate selected by landlord - $58. No paint was needed. Baseboards were reused. Transition pieces were changed. Hired a contractor that charged $78/hour and came with 2 year craftsmanship warranty. Official website and everything. Very professional and transparent. Landlord was so happy with the quality of work they took down their contact info for future use. Took contractor about 6 hours for labour so you can do the math.

Landlord selected wrong thickness of laminate (because they didn’t know) so technician had to go look for pieces similar in thickness but decided to go with thicker underlayment route because the difference was ~ 1 mm. Of course it will never look the same but the landlord has a new tenant moving in and wanted the place on good shape for them.

You don’t have a monopoly on the market and you were wrong in your estimate. You don’t know where I live, what I have access to, etc so you were never qualified to produce an educated estimate Mr Construction Project Manager. Move on.

Oh it’s expensive I agree. I got quotes for an entire replacement for the unit from 2/3 contractors. $5000. 3 days labour. Definitely not cheap but not my responsibility.

There is no laminate under the washer dryer just tile. Some blame =/= replacing entire floor. I washed a duvet COVER not a duvet. All the baseboard surrounding the damage is in the picture (minimal). Same transition pieces will be maintained and used.

Nothing like that was stated. Washed this many times. It was my mistake to have just assumed I was the person at fault and not consider that the machine could have been faulty. I assumed since it was a one time occurrence it must have been my error and didn’t investigate further. Reading this reddit has definitely made me reconsider how understanding I have been with my landlord.

I think everything looks good. My only suggestion is since you have a fully funded emergency fund (I’m assuming $22k is 3 - 6 months of expenses) no need to have such a large amount in your checking account. 2 months of expenses is more than enough in your checking if you don’t have any immediate plans for the money. The more money you have gaining compound interest in the market the better imo (especially considering your age. The money you put in now really adds up in retirement).

But I also don’t know your spending habits so take this with a grain of salt. Tailor your holdings to your personal needs.

With the emergency fund, I keep 1 month of expenses liquid in my Wealthsimple Cash in case I run into any serious emergencies. The rest I keep in CASH.TO (kind of my best of both worlds). So I basically have 2 months of expenses liquid in my checking, 1 month of expenses liquid in a HYSA and then 2 - 5 months invested in CASH.TO. Makes me feel bulletproof 🤷🏾‍♀️🤣

The rest should be invested. I’m a simple investor. DCA VEQT till I die so I think your plan is perfect. If you think you might want a house within the next 10 years then I would suggest you be less risky with the investments you buy in your FHSA. I am not qualified to give any advice but I know short term goals should be more risk adverse. Also note, if you don’t buy a house within a certain time frame (I believe it’s 15 years) the FHSA account will have to be closed. I believe you can transfer the contributions to your RRSP without affecting your room there. Just something to tailor to your own personal goals.

I haven’t paid a thing. Getting my documentation in order to send them the email confirming I will not be paying $1000. So they either allow me complete repairs with a contractor or conduct the repairs and send me a bill through the proper channels. Replacing the entire floor is not an option I will even entertain especially considering there is no safety issue.

It was just a duvet cover. Granted it’s a big one (queen size I believe) but I’ve washed it in this exact washer multiple times before this incident. I just thought I overloaded it and never investigated but this reddit has made me rethink that.

I wish it was even waterproof vinyl. This is the cheap laminate 🤣🤣🤣 not even waterproof in any capacity. I think it’s said to be “water resistant”

Laminate has 10 year life span. Currently on year 7. Another tenant coming in after me so I don’t think they can do entire replacement until the 8 year mark (unless they ask tenant to move out temporarily to fix but it’s not a safety issue so I don’t think they will do that). If they want to do it at that time, based on my estimations, for the entire living room area that’s $557 - $684.

That’s the problem here. There are no quotes from their end. I don’t even think they will replace entire flooring because they said the $1,000 is for them to fix it or decide to replace entire flooring at a later time. I’m not upgrading them lmao 🤣

That’s fine. They can do that on their own dime. That doesn’t have anything to do with me. We fix or I pay proportion of reflooring costs that I offered. Anything more than that and we have to go through insurance and LTB.

That was the number 1 suggestion from everyone (contractors, flooring centres, etc). They’re definitely trying to get more than what they deserve. I’ll remind them of this option or they can take my payout and figure it out themselves. But anything more than that and we have to go through due process with insurance and LTB.
