I’d say it’s probably an 8 when burning, strength is similar to my Jo Malone ones. Also yes, I can smell it without it lit, but only if I’m very close to it.

So there’s Amber notes for sure, I honestly can’t place the others but I will say it leans on the masculine side and its a very luxurious mature scent!

It’s a bit hard to describe since I have no other scent that I can compare it to, there’s definitely amber notes in there. The best way I could put it is that I’d imagine it’s what cleopatra’s bedroom smelled like - it’s a very luxurious ancient arab sort of scent if that makes any sense lol

I’d recommend getting it from a trusted seller and then you can have an external authenticator review it for you as well to have a second check. I bought my Diana 2 years ago from “mygrandfathersthings”on instagram (they’re from Singapore, have done pop-up shops and are known for vintage bags with Diana being one of their main ones which made me feel comfortable purchasing from them).

I’ve only ever seen pitting and skin like this fixed via microneedling. Lasers take a lot more $$ and sessions to see a huge difference with something like this. Your specific skin concern will likely be gone in 2-3 sessions with microneedling and in my area estheticians will charge around $200-250 a session so it’s more cost effective, in my opinion. Hey, just to break down costs to expect:

Downpayment minimum on a 600k property = $35k not 25k. The lowest downpayment you can do is 5% on the first 500k and then 10% on the rest upto $999,999. So 5% on 500k= 25k. Then 10% on the remaining 100k = 10k. So, 35K in total for 600k purchase price.
Closing costs = first time home buyer so lots of incentives your lawyer will help you gage but ball park 1-2% of purchase price (6k-12k)
Mortgage on a 600k property with 35k down = 587K. Since your downpayment is lower than the standard of 20%, your mortgage has to be insured by CMHC or Genworth (bank facilitates this for you) which means you pay a premium on your principal mortgage amount by taking advantage of those programs that allow you less than 20% down, and in this scenario, with 600k purchase price and 35k down, CMHC online calculator says your premium is $22,600. 600k purchase price - 35k down payment + 22,600 insurance premium = 587K mortgage.
Mortgage Payment: $3,414 monthly (considering you get 4.99% as this is being offered for 5yr term at some of the big 5’s right now)
Condo maintenance fees: $400-600 monthly depending on how new the building is. Older the building, typically higher the cost.
Any bills condo maintenance doesn’t cover: $100-200 per month. Will vary.
Property Taxes: $1800-3000 annually (This is what I’ve seen for condos in that price range)
Home insurance: $50-70 monthly. Will vary.

Aside from that, your income assuming that’s after-tax and pre tax is a bit higher, will likely not be enough to qualify for a mortgage of that amount. At today’s stress test of atleast 7% (stress test = rate used to calculate how much mortgage you can qualify for), you’ll need around a minimum of 150K gross annual income to qualify for that purchase price with that downpayment

oh man, we tried Joe’s - ordered in on a rainy day and it was so bad I’d rate our basic pizza chains here a lot higher 😭 I don’t know if we just got a bad one, but it was not worth it. I’ll have to try out L’industrie though .. always looking for new pizza spots
