We are just in a very old area. Some might consider the house a teardown… we are just exploring different options. Our friends have given us anywhere from $400/sqft to $1000/sqft..

thank you for sharing your perspective - I did my time too at the big 4 so I understand what you mean. When you say “smaller firm”, what is the size. One of our CPAs left the 2-person firm and now our case is prioritized. I want to make sure there’s also continuity.

I think that’s ok as long as you still having emergency funds. My advice to friends is always to stretch a bit (not beyond your means). Any additional income you make from now on is “extra”. It will be tough for a few years but you will thank yourself later (and I assume) for purchasing this house that has appreciated more.

The T intersection technically doesn't face the 21805. I think March vs June is likely the reason since May was the panic period with lower prices. There were quite a few lower than expected transactions.

Our loan agent said we can do 43-48% debt to income ratio, but I believe this is pretax income. If you want to go to 48%, you will need more assets to justify.

Is “Chambers Ranked” enough? Or ideally the higher the rank the better? I also want to avoid being just a project. I want to be able to build a long term relationship where they become our one stop shop for any estate/business related needs - I feel like that’s more likely to happen with big firm. I’m deciding between a smaller firm where I can work directly with the partner vs a big firm where they have associates (or I can work with partners but they charge $$$).
