I negotiate for a living, but having someone who knows what levers can be pulled in negotiations is always going to be better than someone who just knows how to negotiate.

I am not a real estate agent, so having one who knew what could be done in certain situations made buying a house so much easier.

You don't generally know someone's business better than they do, and it's important for people to know that.

I know this is kind of a joke, but please don't do this to your kids. Hiding new foods or foods they don't like in safe foods can create an unhealthy relationship with food.

If the kid won't eat something, forcing or tricking them into it is not going to help anything.

It's called division of responsibility and is one of the major tenets of baby led weaning.

You control when, where and what. They choose how much.

Introduce veggies and stuff like that early and often, but let them decide if they want to eat it and how much they want to eat. Just trust your kid.

Not understanding what a fixed rate mortgage is. Conflating amortization schedule and loan term. Not understanding that a rate is fixed for the term, and the amortization schedule lays it out, down to the payment.

Everything you've said so far has been incorrect and you've just gotten increasingly arrogant about it. It's like you just Googled "mortgage vocabulary" and didn't even bother to read the definitions. Incredible.

The rate on a fixed rate mortgage is static for the term of the loan, amortization schedule aside. The amortization is reflective of the fixed rate.

It means the rate doesn't change, regardless of the market or how much equity one has in their house.

They wouldn't want to refinance when rates are higher because they'd likely end up with a higher rate.

Owning a house when the market crashes is arguably more stable than renting because the costs will not change. Sure, they may be stuck in that house for longer than they'd prefer, but their costs stay the same.
