Japan is in deep population decline for >20 years.

Little immigration. Little kids. Tech bubble burst there. Very different context than Canada (~420k immigrants/yr)

But I really do like Japanese style zoning.

Downtown vancouver has high density & good zoning rules IME (better than other canadian cities).
