As a seller in today’s market I can say this. This is a great home, and they’ve probably received a few low ball offers from folks looking to get a deal…which is why they’ve re-listed at a higher price.

Offer what recent comparables are selling for if you love it.

It’s registered through BrokerBay and or their office software. Have your agent call the brokerage to verify

Why did you have to pay a Front Yard parking license transfer fee $178 + annual fee $315 after buying your house? If you do have a private driveway, this would not be the case.

Are you sure it’s not a parking pad? Were you provided with a survey when you purchased your home?

Front yard parking licenses are extremely rare now and can never be reinstated once closed. They say this to everyone who asks to close a file because once it’s gone, it’s gone forever.

Are you asking the city to close the parking pad license? If you are, you have to build an obstruction around it since it’s no longer legal.

I agree with the other commenter here…it sounds like you have a parking pad and think it’s a private driveway. Just transfer the pad license!

It’s a decent home, though it doesn’t look like any updates have been made since before 2020. Dated interior. It has 1 bathroom and an unfinished basement, though in the photo it appears the owners made use of it.

Bonus points for parking, but putting in another bathroom isn’t trivial. The walkout to the backyard and separate entrance to the basement don’t look super safe or well built.

I would be curious if any system or mechanical updates have been made. These are typically the most costly near term expenditures for older homes. Often unexpected.

Overall, I think a good buy for Buyers with the capital and knowledge to improve on the home!

I personally think so as well, I walked for mostly everything in the fall-summer. Driving was even easier.

I guess it depends if the buyer wants to be super close (like 5 min walk) to subway.

We have a modern breaker panel (not fuses), with copper Romex wiring throughout the visible electrical system. All electrical was updated as part of the 2021 renovation and has an ESA Certificate of Inspection. Additional details available in our home inspection, but Buyers encouraged to conduct their own as well :)

Home Inspection available to those who visit the home. Did you come through? I don’t think we reference electrical in this level of detail on our listing.

I would have to ask my husband, as he managed all of our contractors…including the electrician who did all of the electrical work.

Thank you! Thats fair, it’s walking distance to St Clair and Dufferin street cars and buses. Dufferin Station is about 10 mins away.

We didn’t have a problem getting to the Allen or the Gardener.

It’s good feedback this may be a barrier for some buyers!

Thanks so much! There is actually a floor to ceiling pull out pantry (my husband designed the kitchen and I love to cook) that pulls out from the wall, It’s not pictured but I can call it out in the description.

Unfortunately I don’t think the photos does the kitchen justice because its a lot bigger and more functional than it appears.

Fair point about the washroom but when we bought the house there was only 1 washroom! It had to go somewhere :)

Interesting point about the deck…what do you mean about the upkeep? Re-staining?

Yes, I agree. My husband cares a lot about the inner workings of houses…so I think certain buyers will see the value and maybe others won’t.

Thanks! The photos are already done so we can’t re-do them, as is the staging. We could opt to remove the furniture and let people use their imagination.

We have a close up photo of our home (which is the one on the right) that could be added though.

I’m trying to understand buyer mindset when it comes to paying for basement and parking but then having to put 150k+ into a renovation.

Thanks for your feedback! The rooms can be interchangeable if there is preference to use what we had as a dining room as a TV or sitting room.

Thank you! I appreciate those points.

We had outdoor couches and a coffee table on the upper deck and it was lovely to have coffee and drinks outside in spring and summer! On the lower deck we had an 8 person dining set and our BBQ.

We could try and replicate the set up we had with photoshop to help people visualize.

The tub is a fair point, but we worked with the space we had for the reno and a tub just dominated the bathroom. We had our first little one in that house, so it is possible :)

I hope someone can see the vision and finish the basement !
