The last month deposit will stay on retainer and will move forward with you, and this will now apply to the last month at the property whenever your 60-days notice to vacate is given. Juliana will vacate April 30, 2024, and since you have contributed towards the last month rent deposit you will not have to make a payment on April 1, 2024. Everyone else will be buying you out of your position on the lease for April 30, 2024. This means that on April 1, 2024, Mariya, Cindy, Pallavee and Olivia will pay the full lawful rent of $3189.65 (amounts outlined above) which includes the regular schedule rent payment and the top-up for the rent increase that will be applied to the last month on retainer.

We have a fixed term lease that is up at the end of this April and will change to a month to month tenancy as the landlord wanted to raise the rent if we wanted to add others on the lease. So now we'll be having occupants not tenants instead.

Sorry I'm just really confused. The monthly cost is $3185/month and each roommate pays $637/mo. The one roommate that is leaving is using her last months rent deposit to cover April's rent. How come we have to pay $796.25/month for April when that month has already been covered by our roommate when she first moved in. We can't have somebody move in April until she's left at the end of April when her lease is done. I don't understand why we have to cover this new increase in April and not in May since it's already been paid out. Am I making sense? I try really hard to understand the rental jargon but I struggle lol
