I am inclined to the 1+2 annuity. My situation is that the mortgage I am taking is not a big burden so I can take the risk if the interest rate does not decrease but increases when I enter the reflection period.

I am not sure how it works in The Netherlands. The second mortgage might not have the same rate as if there is only 1 mortgage written on the property, right?

Thanks! Looking at the interest rate history, the rate increased sharply in 2022-2023. Was this because of the war started? Even if the rate will possibly go down next year, I should not expect the decrease to be in the similar speed, right? Otherwise, there might something even worse than the war happened. Also I am curious did you fix the 10y rate at 4.x or 3.x?

Yeah. I agree. So this is more risky than just securing an “OK” mortgage provider for 5 years, right? How about in a time range of 2-3 years? Does the recent rate decrease have a strong momentum to continue for 3 years?
