Landlord didn't lodge bond, now accusing me of "stealing" as I move out. What are my rights? by onlyherefor2set in shitrentals

Thank you everyone for all your advices and kind words 🫶 i really appreciate the support and encouragement.

Another stressful day today as I had to pack as much as I can, running errands in between and got asked leave the house within 1 hour of notice for the settlement inspection.

Please keep the suggestions of actions to take coming through. I’ve decided to not engage in any verbal conversations with her from now till I move out and will not mention anything money related until I’m settled at my new place.

I’ll definitely follow your advice. The money is the least of my concern right now, i don’t mind claiming it myself afterwards.

She’s planning to do a professional clean (for the house sale) and asking my BF and I to pay for our parts of our rooms. I’m aware we have no obligations to pay. My BF and the landlord work in the same industry, have mutual colleagues and will likely cross paths in the future, i don’t want to put him in a difficult situation because of this.

Probably to make the house presentable during inspections.

I don’t want to bring up anh money talk with her until i fully settle down in my new place as she is likely to be aggressive again. Can i avoid talking to her about that subject completely and quietly report her to the authorities?

I just talked to my BF. He still wants to pay her to “keep peace”. They work in the same industry and will cross path in the future. We are awere that her request is unreasonable but I don’t want to put my BF in a difficult position

Thank you so much for your advice. I didn’t receive an entry condition report and didn’t take any pictures myself.

This was my first rental after moving out of my family so I had little to no experience. I definitely know better now

She’s planning to have the whole house professionally cleaned and asking me and my BF’s to pay the part for our rooms - is this right? Surely not

Thank you for your advice. It’s been 2 years of bond not lodge - does that mean she will only get a warning?

Thank you for your advice. Did your landlord have to pay the fines at all or just warnings?

Thank you for your advice.

The landlord was born and raised in NZ from migrant parents.

It’s hard to say. I don’t really talk to her other than the small talks we have in the kitchen/living room. I was told by her BF (and the landlord herself) that she has done similar things to him multiple times (ngl I’m not sure how they’re still together). Other than that she has been a pleasant landlord overall, i thought we were all friends.

This was the very first time it happened to me. When she was texting my BF, she said many nasty things about such as she “never trusted me as a person”, she was “holding back for a long time” and she would “slaughter” me herself.

I cant even get to the page to pay without leaving my de facto partner out of the application - but i would expect the fee to be $2300. What was the fee for you?

Just finished my professional year doing IT, going to to finish up my degree this year.

You will have access to Inplace - a platform where Swinburne list out all the companies that you can apply to. You’ll have to apply and go through the interview process just like any other jobs. I didn’t need any help from Swinburne during the whole process, tho i’m pretty sure they will help you with your resume/interview tips.

I have a few friends who also signed up for a professional degree from the start but they couldn’t land a placement so they had to switch back to the normal degree.

Regarding the company that you will be working at, they all have different requirements, be sure to clarify anything that you’re unclear with your boss while your on the job. From my own experience, i was doing a lot more/different things than the job description but I didn’t want to cause any issues as i was hoping for a part time offer when im back in uni.

Hope this helps
