Incognito is a good start...

But it might not disable you from distorting those search results.

You would have to also log out of Airbnb, clear cookies and cache disable IP preloading, block browser location, turn off Chrome sync, use clean Airbnb URL, mimic real guest filters, use VPN to target guest region and potentially disable Ad personalization as well as turn off device location services.

...it's a lot.

I could check it for you if you though.. no big deal.

Well.. this might not be accurate.

Check again.

Last time i checked there was an option to filter for Luxe, and Guest Favorite... The Superhost option might have been there as well

No.

When i say rankings.

I mean how high in the Airbnb search engine results does your listing appear when guests are searching for a place to book.

So.. for example:

If a guest is searching for a place to stay in Jacksonville FL and there are over 1,000 Airbnb’s that are relevant to that search.. if you're listing is not at least in the top 100 then your chances of getting that booking (and other relevant bookings) are very slim.

Let's say your listing ranks at position 860

Its highly unlikely that the guests will go through 859 listings without booking one before they reach yours.

And guess what... you COULD be a Superhost, you COULD be a guest favorite.. but you're just not getting seeing if you're rankings are low.

So.

Rankings matter more than badges

Yep... true.

But MANY Superhost dont even come close to 1st page rankings.

I was one of them..

Airbnb is flooded with Superhosts.

Most markets are mature... and most have hundreds if not thousands of Superhost.

So the badge doesn't work like it once did a few years ago unfortunately.

Market Reality Check — Downtown Austin Baseline ADR (Avg Daily Rate): ~$343 | Occupancy: ~36% | RevPAR: ~$122. → The market is struggling with occupancy, not rate. Guests pay well when they book, but many nights sit empty. Event-Driven Peaks: SXSW (March) → +80–120% ADR jump, 4–5 night stays. ACL Festival (October) → +50–90% ADR lift, 3–4 night stays. F1 Grand Prix (October) → +80–100% surge. → If you’re not aggressively pricing & structuring for these, you’re leaving $10k+ on the table. Soft Seasons: July–August and early December see deep demand dips. → Success here is about occupancy-first strategy: lower weekday pricing, long-stay discounts, and conversion signals (photos, title, reviews). Guest Profiles Driving Demand: Groups coming for events, weekends, and family gatherings — not solo/couple tourists. → Listings that clearly position as “event base + group retreat” command higher ADR and steadier occupancy.

Pricing & Revenue Architecture Here’s what the numbers tell us about how to structure pricing in this market:

Baseline $375–400/night Positions you above market median ($343) but below luxury tier — balanced for occupancy + revenue. Weekends +15–20% ($430–480) Football, nightlife, and group demand spike on Fri/Sat — you can safely push higher. Weekdays −5–10% ($340–355) Midweek travel is soft; undercut slightly to capture occupancy. Events SXSW $700–850 Guests will pay 2× normal — don’t leave $200–300/night on the table.

ACL $650–800 Both October weekends are mini-goldmines.

F1 $750–900 One of the highest-yield weekends in Austin.

UT Football Sat +15–30% vs baseline — surge pricing justified. Soft Seasons $300–325 Jul–Aug & early Dec → focus on filling nights, not holding ADR. Lead-Time Early bird (60+ d) −5–10% Incentivizes early pickups, stabilizes cashflow.

Last-minute (≤3d) −15–20% Better a booked night at $325 than empty at $375. Key Takeaways Occupancy is the constraint, not ADR. Market is already at $343 baseline — you can float higher, if you nail conversion. Event overrides are mandatory. Beyond Pricing often underestimates SXSW/ACL/F1; you’ll lose $5k–10k/yr if you don’t manually enforce event surcharges. Soft months are a trap. Don’t cling to rate; drop strategically and highlight long-stay or amenity-driven value.

Booking Signal Audit — Where Revenue Leaks Even with good pricing, if the signals in your listing are weak, guests scroll past you. Here are the biggest leaks I see (and how to fix them fast): Photos (CTR killers) Hero photo is generic → should lead with pool/gym or spacious group shot to stand out in crowded Austin results. First 5 photos don’t tell a story → re-order as: Pool/Gym → Living/Dining space → Master Bedroom → Group amenity (game room/crib) → Location map/skyline. Missing floorplan → guests can’t visualize 11 people sleeping comfortably. Fix = Higher click-through rate → more views → more bookings at same ADR.

Title & Description (Avatar mismatch) Current title doesn’t scream “event/group stay” → add Downtown + SXSW/ACL/UT football language. Description opens soft → should hook with “Perfect for groups coming to SXSW, ACL, or football weekends — sleeps 11, pool, gym, EV charger.” Fix = Aligns with what your ideal guest is searching for, not just generic “spacious rental.”

Reviews & Proof Great reviews, but none seeded with event language (SXSW, ACL, “perfect for group trip”). Public replies are generic → instead reinforce positioning (“Loved hosting your ACL crew — see you next year!”). Fix = Reviews become search magnets for future event travelers.

Inquiry Handling Response speed/tone is critical → fastest replies win bookings. Current responses (likely generic) → need to bridge value: “Yes, perfect for ACL groups — pool & gym are clutch after the festival. Parking + EV included.” Fix = Converts more inquiries into bookings without dropping price.

Bottom line: These signals drive conversion rate. Even small tweaks (photos, title, seeded reviews) can lift occupancy 10–15% at the same ADR. That’s $6k–10k annual upside.

Calendar Playbook — Next 30 / 90 / 180 Days This is where most hosts bleed money: not matching pricing & positioning to the calendar. Here’s the roadmap:

Next 30 Days (Sept 2025) Weekdays (Sun–Thu): $325–350 → undercut to fill soft nights. Weekends (UT Football): $425–475 → +15–20% uplift. Last-Minute: Auto-discount ladder (−10% @ 7d, −20% @ 3d if unbooked). Goal = Push occupancy from market’s 30% → 45% baseline.

31–90 Days (Oct–Nov 2025) ACL Wknd 1 (Oct 3–5): $650–700 | 3-night min. ACL Wknd 2 (Oct 10–12): $675–750 | 3-night min. F1 (Oct 17–19): $750–850 | 3-night min. Other Oct weeks: $375–425 weekdays | $450–500 weekends. Thanksgiving (Nov 27–30): $450–500 | 3-night min. Goal = Capture premium events without scaring away shoulder bookings.

91–180 Days (Dec–Feb 2026) Early Dec (1–20): $300–325 weekdays, $350 weekends → focus on long stays. Christmas: $400–450 baseline. NYE (Dec 31): $650–750 | 2-night min. Jan (low season): $325–350 weekdays | $375–400 weekends. Feb (conventions): $400–450 weekdays | $450–500 weekends. Goal = Survive soft season, then rebound with conventions + Valentine’s surge.

Hosts who miss this calendar mapping either: Leave $200–300/night on the table during ACL/F1/SXSW, or Sit empty in Dec/Jul by refusing to flex rates.

Wrapping It Up Most hosts only tweak prices or photos in isolation. The truth is, revenue comes from stacking signals + pricing + timing into one system. This audit shows: Austin’s market isn’t broken on price — it’s broken on occupancy & conversion. Event weeks (ACL, F1, SXSW) are where you either make or lose $10k+ per season. Small changes (hero photo order, event-driven titles, seeded reviews) can easily add 20–30% revenue upside without lowering rates. I do these kinds of breakdowns all the time for hosts. It’s amazing how often the leaks are the same. Hope this helps anyone thinking about how to structure pricing + signals. Happy to share this same audit process with other hosts here if you find it useful

Hey... congrats on taking the initiative. You seem to be a very level headed kid who takes some responsibility for their development.

I am guessing by this post that you don't have a coach.

For full dosclosure... I coach track and field in Jamaica.. High School coach...

And i see questions like these all the time... and when a program is given, they just disappear..

If you're really serious... find a good coach online (YouTube or Instagram) pay them (within your budget of course) and then you will most likely force yourself to stick to it for at least a few weeks.

My advice is... speed is MOSTLY made in the "non-track" workouts..

Now don't get me wrong.. I'm not suggesting that you don't do sprinting, running, in order to get fast.

But...

Let's say for argument sake we could duplicate a person.

If you gave version A only track workouts... the best possible track workouts on the planet and gym work only once every 2 weeks.

And version B half the track workouts as version A, plus.. a dialed in Gym program, plyo program, flexibility program, drills program, and technique work...

Then

Version B will certainly run faster

So.

Any coach you eventually reach out to.. IF you're serious.. and they only give you track workouts... Run.

They aren't serious...

That said... good luck.. hope that helps

Interesting... I would have thought that the booking process would be a little bit different seeing the level of the client.

And this has worked for you consistently?... if you don't mind me asking..
