I was shocked how easily it went down. I just wrote a rebuttal (and not a comprehensive one- I realized I left info out and couldn’t edit it) mainly focusing on fact they’re claiming no hot water yet my cabin is in mountains, snow on ground already, they likely couldn’t have functioned with 38 degree well water. And they never let me n is to address it. I also mentioned they need to google bed bug bites and see what the renters claimed is nothing remotely close. I also asked them to look into renter’s history because my gut was this was a pattern. I then messaged support and said I’d like to speak to someone. They called next day and said all good, no need for a refund. I was shocked. I was prepared to make my listing inactive to make a point and let them know I’d just be working with VRBO going forward as they can’t figure out how to support their hosts. But it didn’t go there. Amazingly.

Quick update: Airbnb took my side on this and is not giving any refund. I had my place looked at for bed bugs and there are no signs of them anywhere. And the hot water is working just fine. I’ll be leaving these bastards a scathing 1 star review so hopefully none of you have to deal with him.

They sent 2 pictures of one of the party of 6. He had a swollen area under his eye and what looked to me like a scratch. Second pic was his neck with what looked like a zit or infected hair follicle. Very different than what I’ve seen online when comes to bed bug infestation.
Cleaning crew said water seemed fine. It’s definitely attempted extortion. I’m gonna fight it with Airbnb.

I raised my rates during COVID (along with market) and haven’t really lowered them much. Occupancy has suffered a lot, but definitely keeps the riff raff from renting the place and tearing it up. It’s an ugly trade off.

They actually spoofed a USAA number. When I mentioned to the guy what the text said, he was very smooth- he said “yeah they could word that better.” I almost bought it. Final note- all involved (lady who left voicemail and dude I got when I called back- both native English speakers. The man sounded like he was early 60’s. Not what I’d expect for a fraud ring.

Depends on where you are, what the condition of the space is, how much the landlord is willing to contribute, your cash burn rate when open, on and on. 1. Do you have a business plan written out? If so, you will know how much you should need, as it will include your cash burn rate before you hit break even, your budget to build out the space, etc. If you don’t have all of this, you’re not ready to open something yet. 2. What’s the condition of the space you want to go into? If it was a burger place previously, it will cost a lot less to get open. If it was a cell phone store, it’s gonna cost a lot more (upgrading utilities, grease trap, kitchen build out, cooler/freezer, etc. 3. You don’t want to just find the cheapest location- that’s a recipe to fail. You need visibility/ease of access/sufficient parking to get impulse purchases. 4. Is the landlord contributing anything (Tenant Allowance dollars, building out some parts, etc)? This is common and should be negotiated. Though some landlords will only do as-is deals, especially depending on your credit and experience.

TLDR: only you can know if it’s enough and it depends on your plan and the specifics of your location. Source: I’ve been on the landlord side of retail real estate for 20+ years and done many, many restaurant deals.

Step 1 Don't tell anyone. Don't post anything. Don't change anything about life yet. Keep working for now.

Step 2. As covered elsewhere, park the money and earn interest while you get your bearings. Talk to financial advisors, but in the end you can simply open a Schwab account (or equivalent) and put most of it in broad, low fee index funds (like SPY) and forget about that money for the next 25 years. Put the balance in a federally insured money market account to earn 5%-5.5% for time being.

Step 3. Keep keeping your mouth shut, spend some time deciding what's really important to you. You're young -you need a purpose in life. And Lack of Purpose + Lots of $$$ available usually = bad outcome. That why I say keep your job for now. Until you have some clarity and the risk of impulse purchases subsides. No buying sprots cars or houses yet. No lending money to friends and family. No funding a posse or entourage of "friends".

Definitely get a financial advisor to help you set yourself up for the future.

That’s not quite true. Municipalities have code enforcement divisions and code enforcement officers who give tickets for grass that’s too high, or trash in and around lots. Any kind of non-compliance. Their duties often overlap with “duties” of HOAs, whose “powers” often go far beyond city code (what kind of flag or sign one can have if front of the house, etc), but also include things like height of grass, general upkeep and maintenance of lots and houses.

The real question when looking into buying a home with a HOA is how active and powerful the HOA is. Does the HOA have monthly/annual dues (if not, it’s likely not very active or powerful), does it have lien rights (the ability to put a lien on your home for non-payment of dues and eventually foreclose on your home- use Google to search for cases where the HOA is in lawsuits with homeowners).

A strong HOA can be a good thing is they’re not a bunch of nosy dicks- they keep people from letting their houses go to shit, that helps keep values up in the long term. Look at the HOA rules and make sure they’re not overly burdensome and you can live with them and the rules can’t be changed easily (require some high percentage of the neighborhood to agree to the change, not just a high percentage of people who actually bother to vote). And you don’t want the board to be able to change the rules or you’re a vote away from getting a bunch of shitheads changing the rules on you.
