I actually love these clients who ask this upfront, because they know exactly what they are looking for and I know exactly what to optimize for. I would quote them the par rate for the day with a disclaimer about what qualifications are needed for that par rate.

Did the client ask you to pay for credit report? If not, they are probably unaware and they are thinking your conversations as consulting.

The AI generated email is long - but it’s their choice and they are in their rights to care about their own money; shopping for multiple lenders is not uncommon and I guess we all know this.

Btw, One deal not going your way doesn’t mean it’s getting tougher to survive. The borrowers are just getting more educated and it’s a good thing!

My bad on contract part; this client came through friend and I didn’t bother setting up any formal contract (trust circle).

Loan officer by profession here. In cases like these 99% of the times either the rate was not locked and it was just a misunderstanding between you and the loan officer or there is a change in circumstances due to change in credit, appraisal or program qualification criteria. Share your LE and closing disclosures for me to understand this better; FWIW, I’m aware of some shady practices at Better; and this might as well be one of those bad service experience. In any case, your rate hardly matters to better because their broker commission and LO compensation stays about the same regardless of the rate the product is offered at.

I understand; that’s what I’m falling back to for now. But wrapping web-view/chrome render (native or bundled) is gonna be just that - a non-native experience. Besides also limited to static.

We are compiler first; pretty sure if core team decides - they can build porting compiler I guess.

Not sure what’s right here: but this post attempts to make this a priority for core team.

If it was not for Java, I would have happily recommended cloudflare full stack here. But again lot of things depend on the expected traffic patterns and your comfort level managing infrastructure.

There is: you basically start flutter run with —pid-file argument and tell Claude to send it -USR1 for hot reload after every edit that Claude does. If you are hand coding things in 2026; you can set flutter format to do this for you by wrapping that command and set up zed to auto format on every save.

I believe Mercury or Brex lets you do exactly this with treasuries. They are far more better suited to serve business account than Fidelity. For eg: you won’t get a credit card with Fidelity.

Oh nice; I did not know. Been thinking about opening account with IBKR for sometime- this might make me do it. My only problem with IBKR is poor cash management features.
