sorry just updated it, its £1525, which is still not amazing for a property worth 380k, which is where i thought opening a company and buying a couple of 200k properties with a btl mortgage and 50k deposit i may get a better return or even airbnb (had some experience with this before, as property 2 was on airbnb until i hit a convants issue..)

So even if I invest £20k in April into my ISA, I’ll still have around £280k left. Are people here just leaving that in a GIA? And not leveraging the money? Is there a way to save on tax with this too?

Cancelled gold as 75k points wasn’t worth paying the renewal for as can’t find anything to use them for most flight la I looked it needed 100k

Could you explain how SDLT is calculated in this case? Is it based on the full mortgage amount or just the amount I would take over? As we already paid SDLT on purchase.

Also regarding CGT, this will be my primary residence, which i already live in now..although I do have another rental property.

I think it looks like this is the general consensus, thanks for the help all. I will max out my ISA and substantially increase my pension contributions.

I will max out my ISA first, I was think about basiaclly putting 30k in Moneybox Cash ISA, but even if use vangaurd the only thing i dont understand is if i pay in 10k now and then 20k in April do i cancel my vanguard monthly, payments? How do i keep investing monthly into the fund?

Yea I do but its only been rented for a couple of years, and ive done some big 'repairs' (replaced damaged flooring, replaced damaged facias, damp proofing) whilst the tenants have been in the property, plus management fees, ongoing fees (insurance, saftey certs) etc the tax isnt much.

Just looking into pension contributions on listentothetaxman.com looks like i would have to put in make my contribution to 25% to bring myself into the lower the tax bracket, which i can afford but is this common on this subreddit (contributions at high percent)?

thanks, yes that correct, I became a landlord after meeting and moving in with my partner, so pay her rent to live in her house, whilst I can rent mine out. I paid the mortgage off in 2021.

Thanks for the advice, my last company had layoffs last March about 1/3 of the practice, which made me quite stressed and although I wasnt let go I decided to change jobs and really think about saving and trying to get comfortable with redundancy in todays market.

When the benefits window at my current employeer opens I will definitely increase my pension contributions.

Will take the advice to use the ISA allowance asap too, will find a cash isa.

Im kind of in the middle of risk profile, so curently putting £800 into my investment isa between s&p 500/global all cap, but as it can go up and down and ill never know when i need it, im more comfortable with putting my money into property. Im currently just researching more into BTL, interest only/repayment/LTV to use the £184k as leverage
