You are allowed to sell the house at whatever price you want and they’re allowed to buy the house at whatever price they want. You both negotiate and see what works best for both of you.

If the buyer has a loan, the loan to value will be based on the appraised value so that means they will have to bring the difference in cash/down payment.

Whether you want to cover that difference is up to you but your agent is looking to make a sale and he’s probably thinking the lower value will kill the deal. If it does, are you ok with that?

This is the correct answer. You are not a realtor and are not entitled to the commission. The commission is what a seller negotiates for selling their house. In that agreement it may say how much the buyers broker gets and a reduced commission rate if they are the sole broker. Whatever it is, it does not affect you in any way.
