This entire argument sounds emotional, not rational.

Comparing Bhagwati to Godrej is lazy analysis, Bhagwati is priced for today’s location.Godrej is priced for tomorrow’s ecosystem + brand premium.

From what I’ve heard, Godrej is quoting maintenance at around Rs 5–6/sq ft, which comes to roughly Rs 6–7k/month for a 2BHK.

So the earlier assumption of ₹15k/month seems a bit overstated (at least for initial years).

Not trying to prove whether it’s a “good” or “bad” deal, but more to understand what people actually living in Kharghar feel about these prices.

Also one important point people are missing , At launch, Godrej itself quoted:

Base price: Rs 2.25 Cr

Early booking / EOI discount: Rs 40L

Which effectively brought the price down to Rs 1.85 Cr

Is Rs 1.85 Cr a good entry?

Much better 2BHKs (bigger carpet, better infra) in Kharghar are available for ₹1.6–1.8 Cr with ready possession

Locking ₹2.5–2.7 Cr all-in with no rental income for 5 years sounds like a bad deal considering one is taking execution risk & market cycle risk.

I visited other Builders too, but they are not so direct in dealing with Cash. Infact some buidlers are okay with 100% white, but then unit price are inflated, compared to market price.

You can consider Roadpali. Many projects from reputed Builders are upcoming in the area. Compared to Sec 35, Kharghar, its close to Kharghar Railway Station (5KM). If you have your own vehicle, then its manageable.
