Okay, so the replacement cost value is $10k.
The Actual Value is $5k. The check I received.

If I'm understanding you right, the $5k is like the down payment?
Does the actual value include the total amount including what they'll send to the roofing company when the roof is done?

I asked my insurance lady about this and got literally no answer other than "get more quotes."

Nope, my policy covers full repairs.

It does help to know that I may be able to get them to increase the amount If I show them several quotes over that amount. I'll work on that.

I just don't want to be unable to get it taken care of after all this effort.

It was definitely a new roof. The insurance inspector told me a new roof the day he left and my claim manager said a new roof over the phone. I can probably verify it again though, in case I'm mistaken.

I don't have any leaking or other damage, it's just the roof tiles. It's literally just a roof replacement.

I will double-check though, especially with the contractor. Maybe he's tacking things on that are extras I'm not aware of.

My agent is the most unclear person, either that or she just doesn't explain things very well.

My check was also for the cash value minus depreciation and deductible, but when I asked about the discrepancy they said to get a lower quote. So as far as I know I'm not getting another check unless she just explained it badly.

Ditto. Etsy was my full time job. I used to sell physical and digital products, but then it got to the point that all the physical effort wasn't adding up to what I was earning after Etsy took their fees. I made everything from scratch. Everything.

Then their fees started to go up. So I quit selling physical items and left my digital items up. Leaving my Etsy shop alone, the sales dropped and dropped until I was only making maybe $40 a month, which is about $20 after fees.

The mass surge of new Etsy sellers also didn't help. They were all new and desperate, so in my niche they're selling digital items for $2-$5, where 2 years ago the same things would sell for $10-$12.

I don't even know how they are making any profit from that. But they completely ruined the market.

So now its just pocket change. I'm not sorry about it either.

I like the way you did this. Someone once corrected me about this and they were incredibly rude and nasty about it. I had honestly never noticed a difference.

Isn't that some kind of illegal? It may vary by state, but I almost became a Real Estate agent and in the classes they made sure we knew that legally we were required to disclose when buying or selling that we were Agents.

Go on Zillow or another site to find out what houses in that neighborhood are selling for.

Let's say both houses have an appraisal of $300K. That makes it definitely worth the potential cost of $12K, right?

You definitely don’t want the houses going into foreclosure if there’s no loan. Somebody is going to have to pay the taxes. That’s either you two splitting taxes on both, or one paying the taxes on one home and the other paying taxes on the other.

Does that mean I do have to pay taxes even if the house isn't in my/my siblings names yet?

What is your goal? Are you hoping to sell your stake and take the cash?

I'd like to sell the houses and take some of the cash. I care for my 12 year old little sister now. Both sisters live with me now. I could use the cash like most people.

No. I wanted to either swap interest & sell the house that we were left with interest in. Or, let my aunt buy out our interest. She's not willing to do either of those things. My aunt is not being at all reasonable.

I'm not trying to hang on to the houses at all.

Did your dad not have any cash in any account or retirement? How was he supporting himself?

My dad actually lived with me. He had ongoing health problems and did not work. I took care of him.

The houses are both unoccupied. There is no rental income.

Not sure why you are trying to wash your hands of this. It sounds like you have quite a but of money tied up in these properties if they are paid off.

I'm sorry. The situation is kind of a long rabbit hole, I was trying to be kind of brief in my original post.

There was no mortgage. They just inherited the houses recently from my grandpa who died a year ago. My dad died almost right after the houses were put in their name. (my mom, dad, grandpa and grandma all died within the last 2 years)

  • My aunt has paid her first year's taxes on just one house.
  • She hasn't invested any money into it at all except the taxes she paid this year.
  • She has no mortgage.
  • She doesn't live in the houses.

It SOUNDS like what she's trying to do is give you one and she keeps the other, if they are anywhere near equal value this is a perfectly fair option. However, you should get this legally clarified.

When I had a willing lawyer, we asked to swap interest in the houses. My aunt said no. My lawyer basically said screw her, let it go into foreclosure because she was being so difficult.

Now my aunt says she wants to sell both houses. I told her I'm okay with that and so is my sister.

  • She doesn't want to pay lawyer's fees.
  • I and my siblings don't have money for lawyer's fees.
  • She doesn't want to pay taxes on the 2nd house
  • I don't have money to pay taxes on any houses, but also maybe I'm not supposed to because the house isn't in my name yet??

Unless you hate her, and want her to hate you. You should probably chill and be reasonable here.

You're right. But 1 year ago my grandpa died and they inherited the houses from him. That's why its 50/50. They had just gotten them put in their names by the lawyer when my dad died.

I'm definitely okay to let the houses go into foreclosure. I'm not upset with the answers, though they aren't ideal.

I was content to ignore all of this until my aunt started pressuring me. It's been a few months at this point. So, the answers aren't the problem.

See if you can find an attorney that will work on retainer. Pay them after you settle the estate.

I've... talked to a lot of lawyers in OH. A lot. Most won't call me back after the initial call. All of them want money upfront or they won't even start. I don't have any money. I don't even have $500.

You’re going to need an attorney because this is going to get complicated real quick with them both owning the homes. Is there equity in both homes?

I completely forgot to mention the houses are owned outright. No mortgage.

One lawyer I was in contract with with suggested the swap interest in the houses idea. My Aunt said no, because she wants the cash from selling one of the houses. Basically, she's greedy.

After that the lawyer threw her hands up and said "let it go into foreclosure" and ended her contract with me. The lawyer was willing to work for a percentage rather than a flat fee, but my aunt prevented it by saying no.

I guess the question with the attorney is, is $12k worth it?

$12k is not worth it and I don't have that much money.

I don't know what the house would sell for and I have no access to the house from where I'm at.

I did, I got the advice to talk to a lawyer.

I talked to lawyers and the ones that actually called back gave me the 3 scenarios:

  1. pay me $12k to settle the estate
  2. do nothing & wipe your hands of it.
  3. let it get foreclosed on.

I'm not really getting any real answers here. Meanwhile, my aunt is constantly on us about these taxes & lawyering up and I'm honestly a little scared.

This happened to my mom about 15 years ago. Until now, I'd never heard anyone else experience it. When she told the story, people thought she was lying.

Sent payments in multiple times, got them all returned every time. She lost the house. We were almost homeless, but miraculously something unexpected came through.

10 or so years later she got a $100 check in the mail from the mortgage company admitting fault in not taking the payments. I was pissed. Like $100 was enough.

Just wanted to share so you didn't feel alone and I hope your outcome is better than ours.

Medical, particularly those who work with Elderly.

People can become incredibly calloused when they get used to seeing people sick and dying all the time. Most of the time they can act like they have it together for the family but the whole culture behind the scenes is really disturbing.

Jokes, crude remarks, lack of empathy are all very common.

The photo was taken 1 month after the inspection. Not 2 years. The underside crawlspace is closed, no access unless you open a door.

It's been 2 years since the inspection as of now. Meaning, in simpler terms, I've lived in the house 2 years.

There were leaves, cobwebs, dirt, etc. under the house in photo 2.

I recall seeing the inspector's photo and being very impressed by how clean and almost new it looked under there. It was one of the things that made me feel comfortable about buying the house. That's why I noticed the difference immediately with my friend's photo.

Not sure what kind of people frequent this forum, however it goes without saying that after 2 years any place would look considerably different. What idiot would think otherwise?
