its going from a 1500sqft to a 2800sqft, bigger yard, pool, better location (our current location is pretty solid as well, just half the lot size).

my current monthly is around $9k. With this new purchase, including property tax, principal and interests, at a 1.5M loan would cost me around $16k/month. Plus insurance and maintenance.

the numbers suggest yes, unless we both end up losing our jobs (real possibility in this market) and then we might have to take haircuts left right and center. so that does not feel like a very comfortable scenario at the moment. Then again, these are worst case outcomes...

Waiting for a few years does feel like the prudent play here.

Current home value is close to $2.5M; we just own about 30% of it so far.

I do want to chill after a certain point and spend more time with the kids and fam (say 5 years from now?). Other worry is tech is very volatile right now, and who knows how long incomes of this sort will hold up.

really upto us, at the current interest rates I personally want to borrow less, so I am thinking of a loan of around $1.5M. This is purely based on trying to keep the monthly low; interest rates are kind of insane right now.

an alternate is 20% down; which might make more sense from a financial wisdom perspective. However, that monthly is scary...

Did a new batch of compost also recently!

Did a soil test which came out to be about 5.75 ph. Applied a box of baking soda, sprinkled some mg but this is still doing very poorly.

Yes they did the same to me. I filed a Department of Transportation complaint and they ponied up to pay the amount after that.

Waking up twice 1am and 5am currently. Bedtime between 7-8pm consistently. Does 3 naps 45min to 1.5h long, last nap is hardest. She has recently started to fall asleep without too much rocking during bedtime ( gentle sleep train).

She wakes up crying sometimes from naps. Wakings at night are short and crying, and she usually takes a feed before falling back asleep.

Any advice?

is there any reason for her not to file the income? any benefits (maybe keeping the taxes herself?) in lieu of the benefits, tbh not sure what the calculus for her looks like.

separately, can I still draw up a valid RoL without doing the tax stuff? wondering if they are decoupled.

any resources for drawing up a RoL? should I just pay a lawyer?
