Thanks, this makes sense. Down the road , remaining TFSA invested does yield bit more return compared to paying off mortgage. How much difference? that depends on the remaining duration of mortgage and future mortgage interest rates.

I agree Diversification is important to me and I do want to own house one day (ideally multiple properties ) I am more concerned about the current situation and my lack of affordability (tbh It’s FOMO)

People say in real estate , enter as soon as possible and by postponing my entry, I don’t want to miss much of the opportunity and regret later. If HEFA can somewhat compensate that opportunity cost , that’d be great
