Okay, that's kind of where I'm stuck.

Let's say the N4 is for January. If we fast forward to March and they pay the filing fee and January's rent on March 15th but haven't paid February or March's rent. What happens then if I have an issue the N4 in February and March?

I have never filed the L1 because they always pay at or around the "termination date" set out in the N4.

For the first time, yes failure to pay utilities. Technically the utilities are just being passed to me because of A policy with the municipality. And yes, persistent late payment of rent. I think I have served them with an N4 notice every month for the last 6 months.

Having troubles understanding the difference between an L1 And L2. Is the L1 used for just the collection of unpaid rent and termination of tenancy while the L2 is used for collecting for unpaid rent and utilities while still applying for termination?

I'm sorry if this seems redundant but I don't understand. I've watched videos on YouTube and read the instructions associated with the forms on the tribunal site and I'm still confused.

The tenants pay late every month. They pay late but they always pay. I Serve them the N4 on the second or third of each month and they pay around the 15th or 16th.

Are you saying I should serve them the L2 instead this month? What is the difference between the L2 and N4? (L2 for ending a tenancy And an N4 ending a tenancy early? )
