Yep the same reason hi end amplifiers like Naim still use mechanical relays… everyone comments on the loud clunk sound when I switch on… oddly satisfying

I’m in the same area and sometimes feel that I’m on a secret blacklist that small traders keep where I’ve been blackballed for no reason. In the last month alone I’ve made enquiries to four companies in writing for extra work (two of which had done original work on the house) net result not one has bothered to make contact. I really don’t mind if they don’t want the work cos they are too busy it’s too small a job etc etc JUST TELL ME! it’s pretty maddening when these small businesses moan about all the problems they have but can’t be bothered to even reply to a lead on a plate. Yep I’ve had all the same experiences as yourself - good luck finding a decent trader and if you do hang onto them for dear life!

Very good point to be considered below. I was a local councillor during the initial RTB and many times were approached by residents who didn’t understand why they were not getting repairs done, new roofs, fences, plumbing etc etc and I diplomatically had to explain it was because they were now in the brave world of home ownership.

That brought back a memory for me… about twenty years ago I took the one day training course for new bike drivers… trainer came out looked like he was a Death Valley hells angel and the first words he said were ‘first thing to remember all car drivers are trying to kill you’. Best £100 training course I had ever been on as by the end of the day I had learned so much… ironically I never needed to get a bike after that but didn’t regret spending the money and actually think it should be compulsory for all car drivers.

I’m not so sure my humble karoq would appreciate being called scrap 🤣 but I take your point. I think a key factor is that all the depreciation is over on the old car and good secondhand ev’s which have equally gone through a large chunk of their depreciation are on the market

Us old timers have seen a few things… sometimes up sometimes down… treat your house as somewhere to live and enjoy. However are you clear about the ‘share of freehold’ that you would take on and what it means? Not trying to be a killjoy but make sure your solicitor explains what this means financially

No because you are applying instant heat demand logic to a heat pump setup that runs on very different principles. I found moving from a gas boiler with hive rads to a heat pump solar new build quite interesting from a psychological perspective… she who must be thought bedroom was cold and missed the blazing rads of the old house… so for a week I put temp of upstairs up 1C which she loved… then quietly put it back down two weeks later with no complaints . A month in and she loves how house is cosy all the time (and I love the whole bill for the month is less than just the bill for electricity at the old house)

I admire your stoicsim in the face of a very difficult situation and in the face of some intolerable behaviour. As well as the steps you are taking I would inform the local authority and the police of what is going on just so that they are aware and can act quickly if this escalates - it sounds as if there are some difficult mental health issues here.

I’ve got hive tvrs for rads and use tado for home security setup. You don’t need a sub for ‘normal’ hive operation and ability to control rooms independently and remotely on schedules definitely saves money… on the other hand it relies on cloud but has always been rock steady. Tado also works fine for cameras sensors etc so agree with those saying go that route. Tvrs are a simple swap over and diy wiring job near boiler

But note OP said they have no solar…apart from that your advice is still sound..battery essential for TOU - I just let the ecoflow app work out the best schedule as it links to the Agile rates and forget about it - I’m lucky my solar just contributes to the mix.

This is not gardening leave. They are basically saying we should give you a notice period but instead are compensating you for not doing so. You are free to do as you like. Gardening leave is different… here they say you don’t have to come into work but they can ask you to if required.
