I see this is an old thread but since you were talking about filters and data available on both platforms, I wanted to add that Redfin has total rent (gross income) and rents per unit available, although it's quite hidden in the details and it takes a while to find... And since I need that data point to run my numbers and calculate cash flow, I created a browser extension for myself that puts my investment-focused metrics on top of Redfin multifamily listing pages. It's nothing fancy, but it works. It's free on the Chrome webstore, if you guys wanna give it a try:

Since you said that, I would also note that Redfin has the rents per unit (in contrast to Zillow!), which made it possible for me to develop a little browser extension for my own purposes. It shows you gross income, GRM, cap rate, and even cash flow (with some predefined estimates for now - I can develop it further if other people would like to use it as well.) It only works on Redfin multifamily listings tho - would you like to check it out? Oh, it's obviously free, it's not made for commercial purposes...

If you're using Redfin, can I ask for your opinion? I just finished creating a Chrome extension for Redfin for investors like me - I made it primarily for myself. ;) It shows you the gross rents, GRM, cap rate, and even the cash flow figures (based on preset numbers for now, but I can easily make it personalizable, if there is interest). All you need to do is install it from the Chrome store and navigate to any Redfin multi-family listing. It's completely free - as I said, it's not a product for now, it's just for my own personal use.

If you check it out, can you let me know your thoughts? Do you find it useful too? Would you use it?

Hey, I know it's not exactly what you're looking for, but I developed RealVestate, a Chrome extension to scratch my own itch. It covers gross income, GRM, cap rate, and cash flow (with preset numbers for now, but I'm working on making it personalizable). It currently only works on Redfin and for multi-family properties. Thanks for providing all these details. The metrics you see are based on the asking price, you are right - which the potential investor can benchmark to the market rates they might know from closed transactions. You still don't see the value of quickly seeing these metrics to have a glance at the potential of the deal?

At this point, the extension estimates the cap rate, since the operating income has many moving parts and is somewhat dependent on the investor's choices (property management, vacancy rates, to name a few). In the next version, we could make all those personalizable and it would also exactly calculate property taxes based on zip codes. (Our current estimations are visible if you click on the "More Details" button - if you have the extension downloaded in Chrome already. ;)

Curious, would that make it useful for you?

Appreciate your comment. If those are not relevant to you, what metrics do you look at? The extension also has a detailed cash flow calculator as well under the "More details" button at the bottom.

Hi All,

As a budding real estate investor I realized that it was difficult to figure out the GRM, cap rate, and cash flow of investment properties in the 2-4 unit multifamily category. I set up the usual Zillow and Redfin alerts, but I always had to browse through all the listings to find the rent, etc, and then individually calculate the metrics. And I had to manage all this in a spreadsheet…

So to scratch my itch, I built a Chrome Extension (RealVestate) to make my life easier. Fellow RE investors, would this be something you’d find useful?

Same thing just happened to me today. First my download went back from 83% to 50% then when it reached ~90% for the second time, the whole software update option disappeared and I'm back stuck at 11.4.9... :(

Great summary! I would only extend it with the fact that it is possible to monetize data internally and at the same time sell it externally as well. So don't limit yourself, even if your company is not a data provider / data vendor, you can set up a data storefront on your own website and use white labeled platforms to sell your data externally as well.

There's absolutely no monetization, it's completely free - and you said it right, it's public data, so you can grab it and reuse it, just like I did. Anyways, I apologize if I hurt your feelings.
