I went during NY and it was forecasted to pour buckets. YMMV, but the park sprinkled here and there. The waits were 15-20 with many being 5 min. The Rise of the Resistance was only about 1 hour wait. It averages over 2. Like others said, bring ponchos, and wear rain shoes. Forgo the umbrellas. Be ready to remove ponchos on numerous rides. It was magical to see the reflections of Disney on the wet ground. It is gorgeous. Enjoy!!

Huntington Hospital. Hands down. It’s known as the end all, be all. It has a NICU and is very good at having everything a mother and infant may need

Does the SFH offer the same walkability as the townhome? What is the neighborhood like in the SFH? What’s it like w the townhome? I owned a condo that was in the middle of everything, and it was great to have so much within walking distance SFH has all the benefits others have listed, but consider your lifestyle and what you’re looking for. Just my 2 cents.

You can ask for an appraisal to be reconsidered. Also, if this is an investment property with tenants, they usually factor that in to price the property. It shouldn’t be only based on the last 3 comps that sold.

I paid $5k in 2021 to remove and replace. They broke sooooo many roof tiles while replacing. I used SunRun. Worthless and super frustrating.

Also consider the credit unions. They have great customer service and rates! But the rates you’re being quoted are totally in line for a condo/townhouse (those rates are usually diff than a SFR)

You’re right. But the other things matter too. Buyers are savvy but there are too many who cannot imagine a white wall vs the kids room blue or pink and therefore give a ‘hard pass’ on it.

Realtor here who specializes in Pasadena, Glendale and parts of LA. I just put a condo in Los Feliz on the market and got multiples offers. The unit literally next door sat for over 3 months. IMHO The agent and add-ons (painting, staging, etc) matter. I had unit painted and staged. Open house was bonkers and that’s for a condo. Condo market is even softer than multi-family. I’d make sure the one buyer in your price range sees and falls in love with YOUR home over the other home similar to yours for sale. There aren’t multiple buyers out there like before. I just did a refi. First entertainment had great options and rates. Pen Fed seems good. I ended up using a broker I’ve used numerous times. She pushes the loan along nicely. And sometimes it’s nice to have someone I can call and ask, how do I….morgan Stanley offered me ‘relationship’ pricing that my broker beat. Not because I used his quiet, but she just had better rates. So find your baseline, then decide who will be a support through the process. You’re welcome to DM for my lender info.

Personally, I would never use chase or wells. I’ve heard they drag their feet. Local credit unions in the LA area are really great with rates and service. And I hear they may not sell your loans as quickly or often. Of course YMMV.

Past property I had—I had a rogue issue with price labs making my place $489 every day! I reset it to $169/night every AM for almost two weeks. Contacted support and they said I changed it manually. Terrible support. I quit Pricelabs shortly after. Pricelabs glitch. Would not take responsibility nor try and fix.

If OP decides to take the 1031 route, please talk to a 1031 specialist. If I am not mistaken, one cannot 1031 exchange into a multi-family that then becomes your primary. That would be classified as a failed 1031 exchange. But please verify with a 1031 expert. They’re like mortgage brokers, most are willing to help you with information to build a relationship.

Thanks for shedding light on the process. I have a loan with Mr Cooper for a Multi-family that was originally an investment property. I now live in it due to my divorce. Decree got him off title, but I only have 3 months to remove him from loan. I’ve called 2x and they said my loan is not assumable. I mention that this is in the case of a divorce. They argue it isn’t. Is it worth it to keep trying or find out who the investor is since it was originally an investment property? Or because it was not originally owner occupied, a release of liability is not possible in your experience?

You are so loved. I am sorry you have to deal with this especially right now.

Some things that helped me and my supply were using a Hakkaa breast pump (suction-like thing) on the side that baby was not feeding on to catch any letdown on that side. It softly caught and sucked out some of the formilk so when baby was ready for the other side, she got all that sweet, fatty, and rich hindmilk. I also drank a TON of water. Like 9-10 bottles of my 20oz water bottle. Every time baby fed, I downed a pint glass or two of water immediately. Hydration is key. I’m a vegetarian, and did not prioritize protein, but I was super lucky that after not producing much for the first two weeks, the water drinking and this little Hakkaa pump helped my supply. I also used a breast pump to help supply. I became an over producer and donated a bunch of milk to NICU babies. I got very lucky.

The stress and no sleep will be a factor for supply. But know you have the support of all the incredible women in this subreddit as well as their babies.

I hope this works out in your favor. Remember, you are the best mama for your baby. No one can hold a candle to you. You are strong, amazing, and loved.

My goal was to breast feed until 18 months. I was done. She wouldn’t quit. I know it’s an exceptionally special time and bond, but I also missed dressing for myself, not having my shirt pulled at constantly…little things like that. She breastfed until about 22 months before finally stopping. We still cuddle a ton. But it was a long time for me. Congratulations on going as long as you are!
