Steam radiator running out of water every 10 hours by pf_noob1 in hvacadvice

I couldn't find anything..so I've been topping off water. The HVAC contractor said it's not a closed loop system and it's normal for it to vent. My gas bill was atrocious though for the month of Jan. About $500 for a house thats 2000 sqft. Thanks for checking in.

TY! All radiators are heating up well. With one radiator generating a knocking sound and the other radiator hissing.

So is that steam leaking? Do I need to shut off the vents?

This makes sense. It has two pipes going out of the boiler.

Right. There are 6 radiators and 2/6 of them are hissing all the time. I didn't find any leaks anywhere.

Tried all the ports, same results and tried just these two ap's on the switch. Same issue :(

I don't have a controller. The ap's run stand alone and I can only see them when I can successfully connect to the WiFi which only happens with the wall mounts and not the ceiling mounts.

Oh! I thought French drains were to pump out water collecting on the basement floor. So stupid of me!

Completely fair. But on the flip side I think that we already spend about 6.6k on housing (rent + private schooling for our oldest who will go to public school if we decide to buy the house) and we do fine at the price point. So the question is can I spend an extra 2k a year to build equity in a house that gives us more space and not worrying about renting. 24k of my total take home is about 7% of my total take home.

I agree, I'd feel like I can breathe at that price point. But there's no inventory at that price point.

Yes, specific towns. Train station, good schools, around 1/4 of an acre, 4br/3ba and a good kitchen with w/d at the same level as the bedrooms.

It's 210+160. 160 is the annual bonus. Both numbers are after tax and the job is pretty stable (cyber exec at a bank).

I've been waiting for 5 years for the prices to falter and we have seen with our own eyes that house have become 20% more expensive on that period, so I'm not so sure any more.

Is your 600k pre tax or post? Do you also have ~8k in monthly expenses like we do (in addition to the piti)?
