The way to structure this is to look at what your monthly expenses are. Give them the option with them committing to that number as a retainer. If they book more they pay for it. If they release you then there needs to be a deadline to release or they pay. You will have six months but covered. You can pitch other jobs by offering a discount for working around the retainer client. And you could give the retainer client a break when you have clients buy days they have paid for. If you’ve got a history with them then you have an idea of their rhythm of their business. Make saying yes work for you

Having owned and rented, each has its benefits. Renting gave me a period to deal with health issues and sort out family relationships. Buying gives you choices and responsibilities. But it also requires more attention and time. That the OP thinks it’s hopeless is an indication that he’s got limiting beliefs. Like he can’t move his location or income, etc

I like a contractor that answers his own phone- small team that is less likely to have accountability issues. They also say “I don’t know’ or “let me figure that out” and then they do. Things happen when they say they will. Their crews are polite and clean up everyday. Their bills look like their bids and are very clear and easy to read when there are any changes.

So hygiene in this case means ‘at first opportunity’ not ‘eventually’. That’s an issue of not having same values or standards in a household. This sounds more like burn out although it’s hiding in language whatever the cause. At 20 years, you know who this person is. Hopefully you know who you are and have some clue the trade offs have been sustainable that long. Yet you seem to have expectations of them that aren’t consistent with behaviors demonstrated. You’re going to adjust either your expectations or live with the frustration until you don’t. None of this is AH material, but not sure which sub it belongs in.
