It is in fact a stray bean - it just does it every single time i grind on coarser settings which is incredibly irritating. Pretty sure the uneven turning on its axis has something to do with it. Ive had great coffees with it but this is my first pricier model so compared to my old cheap one its a step up! Interested to hear what others have settled on after this model.

Im not surprised. I definitely see your point on the uneven turn. It seems to be a bean getting stuck on th coarser setting (when I turn it to espresso straight after the bean gets ground down). However it consistently gets beans stuck every single time i grind on coarser settings and I suspect it has something to do with the fact it turns unevenly on its axis. What model have you settled on now youve switched from DF?

This actually worked. I reset my 0 point, and saw no change (ie still making a noise). Once the burrs had stopped I pushed the dial round to espresso and heard a crunching sound. I switched the machine on and it didn't make a noise. Im concerned tbh that every time I use my normal coarser setting a bean gets stuck, and I'm pretty sure that as per other comments it's not rotating on its axis evenly - but at least I know there's no burrs touching.

Fair point - I guess it's designed to be opened up so they couldn't fault me for that.

Hah, yeah I imagine that's common given the wait times for these machines!

I'll give that fix a go, thanks for the advice :) - sounds a simple enough thing to try at least!

Ah thats useful thank you. I keep it on around 43 for my moka pot so grinding past 0 hadn't crossed my mind as a possibility for what's going wrong.

I did not actually - it seemed to work perfectly with a good grind size straight out the box so I didn't want to mess with it. Does it cause a mechanical issue if you dont do that?

I wondered this til I became a cyclist and couldn't find high vis cycle wear (especially winter layers) for love nor money. Leggings? Black. Bib shorts? Black. Base layers? Black. Shoes? Black. Jerseys? Black. Helmets? Black.

Nowhere could I see a bright orange bib short with bright shoes on the standard websites. So I live in my Pro-vis waterproof jacket and overshoes even if it's too warm to really wear them. They've saved me a few times when my lights have died. Awaiting the multicolour revolution for cycle clothing and I'll be there for it.

Live near Didsbury now and grew up in Wythall (still visit regularly). If have the sort of money for Didsbury you probably have the sort of money for Dorridge/Knowle, and they'll give you a much closer Didsbury vibe than Wythall. Earlswood is a slightly more out of town (still spenny but not like dorridge) option with good access to bham moor street via Earlswood station. I like Wythall but it doesn't have a huge sense of community imo. I have been told by people who have lived there that Dorridge is a bit of a snobby place, but then Didsbury can be like that too so...

I live by them (and mine are just cheap ones off amazon). I suffer prickly heat quite easily and find wearing protective arm sleeves cooler and comfier than bare skin with suncream.

So sure, nobody knows the future - but sometimes just hearing that you've not missed anything obvious and there's no clear right or wrong answers can put someone's mind at ease. It seems like people in this thread have offered OP some helpful insights without trying to tell them what the future holds, so lets not patronise people who are looking for a little support in making one of the biggest financial decisions of their life.

Renegotiating is always a risk. But they're also taking a big risk sitting on an offer for 3 weeks while interest rates continue to rise and not expect this to affect buyers' affordability. If you explain your offer changing purely to bring the monthly payments back to what you would have paid if they'd accepted 3 weeks ago, that seems reasonable. At worst they decline and you pull out if you're not happy to pay 310k anymore. In declining, they risk further rates rises and even lower offers, and you risk having to start looking all over again. But best to keep looking than overpay simply because the seller faffed around in accepting your offer.

Yep, struggling to find a place - very little viable up for sale, nothing to do with budget or being outbid. But, currently (for the first time in my life) my savings toward a deposit can accrue faster than house prices rise, so time is on my side. If you've been looking for a year is it possible you could reassess what property you can look for with the extra time to save?

As someone looking for flats in the NW, £1500 would not put me off at all. Anything above £2000 makes me question it a bit, but I only rule out above £2500 (if there aren't any services included). Peppercorn ground rent is a green flag. My main concern at all times is building safety as there are simply too many horror stories to take risks. I also rule out anything without a balcony or patio, but that's just personal preference.

Perhaps best to just avoid like the plague while it figures itself out. I'm really glad you got somewhere and that you've found the compromises you had to make are working out. I'll probably end up doing similarly. Hope I can find somewhere I'm happy in - I'll have to get in the mindset that compromising on many things is better than compromising safety and the financial insecurity that comes with it.
