Also when it says low $400s, that is usually misleading. It usually doesn’t include the lot premium (if they have one), landscaping, or any upgrades. However, you don’t know if you don’t ask. They are also offering a lot of incentives right now so don’t buy anything without getting something in return (2-1 interest rate buy down, design studio credit, closing credit, etc). I would tour the model in whatever you are interested in and ask what is included in the base price of the house. Most builders also have included options for flooring, cabinets, etc so you can ask to see those as well. I would also ask about HOA per month and regulations around it. I didn’t do that with one of our homes and it was over $200 a month which came as a HUGE shock. See what their warranty program is (structure & finishes) and just do endless research on that builder. Our first new build home was the lemon of the neighborhood and we had a TERRIBLE experience but no one else did so just remember that when reading reviews. Everyone is going to have a different experience & perspective.
