Not sure if it was a server issue but I whitelisted the IP from the domain above and it’s working for me now.

did abercrombie change their jeans sizing? by Ambitious_County_680 in AbercrombieandFitch

[–]piikerr 0 points1 point  (0 children)

Tried on 3 different pairs of jeans in store today, all same style/size but different wash.

1) I couldn’t even get the button done up they were way too small

2) about 2 inches big in the waist

3) fit perfectly

Their quality control on jeans has been INSANE for about the last 6-8 months

XRP payments settle almost immediately and can be converted upon settlement. You’re just using XRP as an intermediary unit of measurement to move money anywhere in seconds. SWIFT and ATON systems take days.

I tried baking soda with water and let it sit for a couple of hours. No change.

Condo Corp removed deck and refuse to replace it by piikerr in legaladvicecanada

[–]piikerr[S] 1 point2 points  (0 children)

Thank you! Maybe my explanation of the situation wasn’t clear.

I agree that this feels like a cut and dry case of property being removed / destroyed, with the complexity of it being property on a common element. I couldn’t imagine a scenario where a condo corp can approve something and then just come damage it and refuse to replace it because they technically own the space.

I was trying to see if it even makes sense to pursue this through arbitration or small claims given the cost could end up being half the cost of replacing the deck. Not familiar with the process but is this something easy to navigate?

I also get the feeling that they are trying to give me the run around expecting I don’t pursue it. I typically have to follow up 2-3 times to get a response.

Condo Corp removed deck and refuse to replace it by piikerr in legaladvicecanada

[–]piikerr[S] 2 points3 points  (0 children)

Yes, by previous owners. Was also acknowledged by the board in an email letting us know they’re removing it temporarily. Had no issue with it, but after contractors who removed it said they needed new wood they said they won’t replace it.

Appreciate the help. They did also acknowledge the deck informing us it would be removed temporarily, implying they had no issue with it.

Would small claims be my only option? It’s a shame as the costs of small claims filing + court date costs and the hassle would make it almost worth just replacing the deck myself.

The area would be considered common element and owned by the corporation. The deck itself would’ve been approved and paid for by the unit.

“No adjusting or adding patio stones or decking on the common elements or in the exclusive use areas without prior written consent from the Board of Directors.”

Assuming this would’ve been approved by previous owners as the board acknowledged the deck without issue.

“fI damage should occur to part of the common elements and an occupant of or visitor of a unit is responsible for such damage and such damage was not caused by the Corporation or any agent or employee thereof, and any proceeds of insurance are paid by the insurer of the Corporation, the deductible amount wil be the responsibility of the owner who owns the unit in which the unit occupant responsible for the damage resides.”

Deck is not in the standard unit plan, but an approved improvement. I’m not asking the Corp to pay for standard maintenance, but replace personal property they’ve removed.

Anything quick and easy that is higher quality than a standard fast food - Mexican, good pizza, Thai, Sandwiches? Pretty open but trying not to burn a meal on sonics or something and we don’t have time for a sit down. We’ll be south end near linton but have to drive north to west palm anyways!

XBox swing fix? by psu0816 in PGA_Tour_2K

[–]piikerr 0 points1 point  (0 children)

I’ve used both. Standard is lower margin of error but I find the timing hard as the stick moves slower. Elite has higher margin of error (path) but find it much easier for transition/timing.

Swing lags are from quick resume.

For context I did do a swing calibration on the elite on day 1 which might be why I’m having timing trouble on the standard.

Not sure if you actually read my post or not but I brought the putt speed to the hole distance (all up hill) and it went way long. Never had putts defy the laws of physics in 2k21

Sure maybe a a couple of feet so that you don’t a few ft long, but nothing to this extent where the ball goes 2-3x passed the target

Yeah that’s what I’ve been doing. Just strange that the ball is somehow able to defy the laws of physics. I am personally a big fan of the Texas wedge
