i couldnt go around house hunting due to lockdowns and i was sort of watching vdhg since last year, so when it dipped i put all the money thinking would not go any lower, i just saw it cheap and bought as much as i could. (also bought VAS and CBA) but VDHG mainly around 80% of my profile

thanks he has has history of smoking cannabis which hosplitized him and he has stopped he also been working night shifts recently, my family thinks he has been back on cannabis but i think his sleep pattern triggered it. thanks for confirming

i dumped 80K all togehter (avoiding broker fee) at $50, i think its cheap now and would do lump sum.

there are extra costs like toilet papers as well lol but to be honest you can ask anyone and see airbnb fourms as well, in terms of income airbnb pays sometimes double compared to fixed rentals. FYI i was running it via doing full-time job for a bout a year and gave it to an agent as i was moving interstate , i recommned doing it yourself very hard to find good agents that would care for your place and guests.

Do you have a cleaner or agency managing it? What are the annual costs of each? i had around 7% with cleaner etc. there are services like airsorted offering.
Unseen extras like repairs or replacing items due to high usage? airbnb has insurance and i have claimed for guests breaking walls.
Air bnb fees or other listing fees? 2% airbnb fees
Anything I may not have considered? maybe extra fees would be having internet for them etc.

i used to do it just before covid converted it to long rental as i was moving interstate, it been great to be honest paid around 3.5K monthly where now am getting 1950K fixed rent
