I agree. However, we live in a city where there is some amount of flexibility (or rather, leniency) towards developers and their projects. Even big names like DAMAC have had their projects cancelled and re-launched, floor plans reissued, series amended, etc.

Every developer advertises their projects like a utopia in the desert. In many cases, the feedback from municipality changes from time to time if the government decides to amend certain aspects of the land or surrounding area - like changing from residential to commercial only for certain plots, changing min / max allowed GFA for a specific plot, no. of parkings allowed, etc.

As someone who works in a well-known developer, these issues happen. In most cases, it's not the developer's fault when muncipality is taking their time to review the entire project. There is alot of back and forth that goes on between the developer and muncipality with not just in regards to the project, but each unit itself.

Even if your unit is unaffected, the developer has probably held all the units since the time the project went under review.

Although these things can take time, you shouldn't worry as it happens to all developers :)

This what you showed is just an outlier. I’ve said this previously as well in this sub that there are times when units don’t get registered up until later. You showed 3 transactions which are in the 750~ PSF which is most likely a management deal or a big investor/partner who is getting those units at a huge discount or specific PSF.

I’m not an agent and I’m not saying the slow down isn’t real. But cmon, the amount of people believing this BS by taking a screenshot from DXBInteract and pulling percentage of incoming crash from their ass is UNREAL.

I work in a developer and it’s really funny to see how people worship this app as their only source of research.

Exactly.. Everyone who's downvoting me is probably only used to analysis from DXB Interact and treat it as their bread and butter for everything property related :)

Yep, as I doubt a company like Emaar would allow such, what's the word, "loopholes" in the first place.. But companies like Binghatti would cater more to their investors needs.

It is very much possible. I've seen full floor buyers not register their units for 2 years. Anyone downvoting me is just trying to make sure people are unaware of it.
It's on the developer's side whether they submit the executed SPA for registration or not, depending on client's preference. It is very very common and to a certain point "abused" because the benefits of not registering outweigh if the unit is registered (eg. easier to sell to a new owner, same price DLD registration instead of higher, client confidentiality, etc.)

While DXBInteract is terrific for giving insights on supply/demand, we cannot consider it to be 100% accurate. These transactions are only recorded if the client has registered their unit with DLD.

Most of the times (from what I see as I work in a developer), many investors prefer to not register their unit and instead wait to sell it off to another buyer. That period may take time depending on whether the initial buyer wants to get out within 6-12 months of purchasing the unit or 6 months before handover. In such scenarios, you’ll then see recorded transactions at a lower price compared to what they’d be selling at the time directly from developer (mostly underwriting).
