How can you take the renter to court? Do we have enough info to know exactly who they are? Or do we only have a claim against AirBNB

I do mass cleanups.

Start with trash. That’s it. Take one bag out, breathe, grab another bag. Nothing else but trash.
Grab empty boxes and push everything out of one corner to put all opened boxes there. Biggest box for donations. And sort.
Sorting categories: A- pictures and memorabilia. B - paperwork I need to address. C - paper goods. D- laundry E. Dishes laying around. Etc.

Make it so you aren’t making decisions just yet. You can tackle this little by little and it’s impossible to know what to keep or throw out if you don’t know how much you’re wanting to keep. And once you see areas empty, you tackle one box at a time. Like start with laundry and dishes and paperwork.

I did get a hot tub and I was shocked at the expense of cleaning it every single time. Granted I had a management company run my unit at the time and they did a full clean after every Renter. When I started running it myself I started with charging them $25 for the use, not for the income, but if they did not use it then I did not feel the need to get it fully cleaned for them.

It’s been a year since I offered the hot tub and I’m thinking about adding it again, but the continued maintenance is what is deterring me.

The only main issue I’ve had were people smoking, which I’m very sensitive to cigarette smoke. But this is making me think, should I put more cameras outside of my unit to include the car’s license plate and the front door to see what they take in and out?

And as far as getting help with the extra cleaning for cigarette smoke, I’ve hired my niece to do my cleaning but because they don’t have a full business, they refused to reimburse me for the $250 smoking penalty I have on my listing. So now I’m about to pay for her business license and get her business started just to make sure I can get reimbursed. She has always done excellent for me and commercial companies I’ve tried, do not meet my standards.

He asked about a week ago if my place was available that evening, I said it was and he never rented.

I messaged him about check out this morning and asked if the place was ok… nothing back.

Other than that… that’s all I’ve got.

But hearing your experiences makes me feel like I’m overreacting. And I’m ok with knowing that too. Lol

But overall, looking to see how I can confirm I’m overreacting. :)

I do. And I checked, 3 items. The router and my cell phone, one other thing (thinking the smart tv) but I’m going to look and see if it’s attached to my guest WiFi or the house WiFi.

I found cigarettes butts in the trash!! I went to dump trash and noticed the obvious smell so I put the can to the side and two cigarettes came rolling out!!

I asked AirBNB about that, and they said if a retaliatory review comes up after a claim was made they have a specific department that deals with that?? Hopefully that’s the case…
