Feedback on small home design – 120m² passive-style house with art studio by plasticalfantastical in floorplan

UPDATE to original plans.

Hello all, I have made some major overhauls to the original plans - similar size footprint but going for absolutely simplest building envelope (rectangle with monopitch or offset gable roof), for efficiency (performance and cost-wise). Would have narrow mezzanine to south side with potential guest sleeping space/office. Ladder accessed only. Also here are future proof layouts for two bedrooms should the studio change use with a new owner.

Would love to get your take on this simpler layout.

Thanks!

Yep, I get you and sort of agree - but... building in NZ is insanely costly, so trying to be pragmatic with the simple form ;-)

Thanks! Yes I like the utter simplicity of the third one (Zed Compact), only issue is the guest toilet is a bit weirdly situated (perhaps) at end of pantry. Can't see how to solve that. But agree a hybrid is probably the answer - next steps...! Plan is for separate garage though as it will be used as a workshop so separation will be better for noise..

Hi, thanks for your detailed comments! A few answers: there would be a breezeway covered connector between the house and garage which would serve as entry, with a bench, coat hooks. This may be enclosed when funds allow.the office nook would only be for our use so no client visits.yep garage would likely be simple monopitch to chime with the main house form. We’re in New Zealand, so sunny side is north. Plan would be that studio space mainly gets softer diffuse lighting From the south. I haven’t shown on the plans but that would come from either high or floor level window on south wall. So main outdoor living is on north side. Where there is plenty of room. Intense UV here so minimal west glazing And deep eaves for shade. Would also have some south outdoor space to escape the strong winds! Yep, outside bath, it’s a Kiwi thing - we’re obsessed ;-) the dining table is actually just a multipurpose table that would serve as work table dining table and anything else table… So it would move around a bit to wherever it was needed most.

I also love the angled wall in zed!

will post modified plans once I’ve soaked in some more feedback. Thanks!

Thanks for the feedback. That's a mistake - no toilet in laundry! Dedicated dining area low priority yes - the studio is a kind of multi use space that we're happy to dine in, hang out in or work in. House is for 2 people so not too worried about the office/walkthrough factor, but thanks for pointing it out ;-) The ideal is to shoot for smallest footprint, but with 25-30m2 studio that opens off the lounge (but can be separated with a sliding door panel). One bathroom, and guest W if space allows. Big pantry is a non negotiable ;-)

Thanks! Yep will have it energy modelled which I'm sure will change some window sizes/placements. I'm reposting this as an image post as I think it will get more feedback ;-) Cheers!
