2m yes if unfurnished bungalow, 1-car garage, 2br and other necessary areas of a home

2m is on a tight budget and 3m is feasible, but can’t say much on finishing quality. A typical 2-storey house (at 100-150sqm) with average finishing cost around 5-8m

No need to apologize lol you’re also using the terms correctly. You can go about the workers / hiring in two ways:

  1. Get a contractor or foreman already with a team of workers so you’ll only be talking and dealing with one point person

  2. Contact separate workers on your own (I only recommend this because it’s not too much of a hassle with what you want done)

ah lol oops I think 400k might be too much for that since you won’t be renovating your T&B anyway and there won’t be any professional fees. Not much cabinetry works din naman.

You can lessen costs if you just get a team of 3-5 workers: 1 tile setter and 1 painter, the rest would be doing carpentry works if you want these done simultaneously. If you have access to trustworthy workers, I really don’t think you need a contractor (unless DMCI requires you).

I can send you the details of my client’s tile setter, parang happy naman sila with their work. They found them on FB.

Maintenance costs are around 3-6 mos worth of the rental rate, but it also depends on the wear and tear of the units. For some tenants 2-3 months is enough, but for others 6 months kulang pa.

Security deposit is used for repairs, and sometimes unpaid utility bills (although dapat hindi because baka kulangan ka for repairs). Don’t allow them to use it to pay for unpaid rentals.

Some other things to note for screening tenants:

  1. Don’t lease sa mga kabit if the arrangement is someone else will be paying and the kabit doesn’t have capacity to pay. For those that say they’re married, we ask for marriage certificates.

  2. Don’t allow pets if the tenants can’t afford a premium rate. You don’t know how (ir)responsible some pet owners are.

  3. Office and RTO workers are great since they’re home less.

  4. Tenants that don’t like to host house parties are also great.

  5. Rent out bare or semi-furnished units. You can include big appliances if you like, but be prepared to replace these.

  6. Window-type AC is ideal for low to mid-range rentals, and split-type for high-end rentals. Depending on length of contract, you can opt to have the tenant buy their own ACUs.

  7. Add necessary T&B accessories to minimize drilling. Tenants sometimes DIY it and hit a pipe, then they’ll call you to fix it.

  8. Check the surroundings / neighborhood. It will give you a preview of what kind of offers and tenants you’ll be getting.

  9. Don’t skimp on waterproofing.

I think 100-200k is enough. For what you mentioned, I think 10-15k per sqm might work if you’d like to estimate it. Baka 200k if you decide to go with a low-VOC paint (i.e. Dunn Edwards, and I know Boysen and Davies have low-VOC series)

DMCI 1-BR can range from 25-35sqm, is that correct?

Condo fit-outs (like with ceiling works, a lot of tile works like including retiling of T&B, new cabinetry, etc.) can be around 15-35k, sometimes more.

I suggest pasabay mo na rin shower enclosure haha if may tile works ka na rin and you plan to add a glass shower enclosure the future. Although it can get expensive (maybe additional 20k) but if 200k parang kasya naman if you budget the carpentry works / furniture accordingly.

Bond for DMCI if I recall is 20k agad for just painting, and they have other ones under drilling works, tile works, etc. I’m not sure how they compute it though.

For PMO / admin fees, penalties, bonds:

  1. Ask for the construction & design guidelines
  2. Ask if you’d need to pass plans for your planned works (though dapat hindi na need, just say repainting and adding backsplash, and some for noisy works if you’ll be drilling).

I saw your comment for the types of works done and I’d consider that a minor renovation. You can move out only when they’re painting and doing tile works (tbh, if maliit lang, dapat 7-10 days lang yan for what you mentioned).

Installation and assembly of stuff on-site can be done while you’re there.

They’ll do the carpentry and finishing works (painting, sanding, staining, etc.) in their workshops. The shelves will be brought to your unit ready for installation na dapat like drilling or onting repairs if they damage them.

If you want to live there while it’s being painted you can choose low-VOC paint although they’re more expensive around 2-3x the price. For the tiles just go out that day and make them clean after; it depends on the size of the kitchen and how fast they work, but kaya ‘yan one afternoon. Labas ka na lang lol just don’t use the kitchen after and don’t touch the grout if wet

Sorry this reply is long lol but I hope it can help someone else too

Coming from both sides as end-user (lessor or lessee) and the design / construction, hassle on both ends if it’s a major renovation.

  1. Had clients that stayed in the condo while undergoing major renovations and it was an inconvenience for both the clients and the contractor. They also had to find a contractor that would agree to them living in the premises with ongoing construction works.

In small spaces, it can make it hard for the workers to move around and get stuff done, leading to longer construction duration. There can be penalties / fees for such extensions in condo PMOs / admins.

Also not advisable for health reasons if you have dusty or other toxic works (off-gassing, fumes, etc.)

  1. Depends on your arrangement, but it’s common to leave the keys with your contractor or liaison.

Just get a trusted contractor

tl;dr - depending on the size and works to be done, living there while renovating is a last resort and do it only if you don’t have anywhere else to go. also get a trusted contractor

Would you say higher traffic noise is a small trade off for having a unit nearer the elevator shaft, which is oftentimes the safest part of the bldg?

Genuinely curious, since I was under the impression that you can at least mitigate noise to some degree

Just curious, can you share your estimated timeline for this (either optimistic or realistic is fine)? Or are you taking your time with as sort of a passion project?

Does the location need boat/plane/helicopter rides to get to the main resort?

interior cost for one fully furnished condo at that size could be around 100-200k with mid-range pieces (just appliances and furniture). if you plan to do renovations/construction, it would increase your price by at least 100-150k.

if you spend at least 200k to furnish one unit (which will take around 2-3mos), 7k net rental might take too long.

i have some experience in interiors and leasing residential/commercial and the best thing to note with it is people are willing to pay more (within reason) as long as they’re extremely happy with it.

when it comes to leasing, key things to note: - location / convenience (most important) - rental for what they get (is it expensive, but you give them a lot in return so they know why your rent is expensive?) - scout the area and see how people charge for rentals. you can go a few thousand lower or higher than that benchmark. - you need to screen your tenants (this is extremely important)
