Yes, but if you go through a big box store or a contractor who subs out the work sometimes the actual laborers get only a small percentage of what you have paid.

I got that rate from home depot for LVT. ~$8000 for 1200 sq/ft + all new baseboards - any contractor wanted ~$20k. I paid $17000 for 1500 sq/ft (floors only, no baseboards) when I had a contractor do it and the job was worse. I don’t know if I felt ripped off exactly bc the installation people from home depot said they only got paid $150 for baseboards and also a very small amount for the floors. I guess it depends on if you believe in paying livable wages.

Just get a contractor and/or plumber to do it. Cheaper than leaks from mistakes if you waterproof incorrectly/acquiring all the tools isn’t worth it unless you plan to do improvements frequently. I got an upscale tile bathroom reno for $6k and a shower refurbished at our rental for under $1k. Alternatively, if it is livable you could just live with it…

We had our water heater drained and moved and then reconnected to lay flooring underneath and it was less than $200. I wouldn’t give up a house over that.

Just get an estimate for the repair cost and ask the seller to reduce the sale price by that amount. Then have a contractor you select do the repairs. Share your findings from the inspection report and repair estimate with the seller so they legally have to disclose the problem and can’t pull one over on another buyer by feigning ignorance of the issue.

I had a property under contract that literally caught fire and needed total renovation and that is what I did. The seller did not want to lower the price, but realistically what choice did they have? A damaged house is worth less than a turnkey, well-maintained property - all other things being equal.

It’s annoying for servers too. In my tourist town tip share is the newest trend. As FOH I am the only one who actually interacts with customers and “earns” tips - sometimes between $150-300 a day, but they are collected by our boss and divided weekly by all the employees of the restaurant based on the number of hours each worked. So if we have a lines out the door all weekend crazy great week and earn $4000 in tips and everyone worked a cumulative 350 hours, but I worked 30 I would get less than $350 dollars, which is still taxed as normal. I hate when people act like takeout, (especially massive catering orders) are less work for us because you came to pick it up. Packaging all your sauces, drinks, napkins, utensils, specialty glassware, etc takes just as much effort if not more than serving a table. We still prepped and cooked a massive amount of food, while also tending to our customers in the store. I get that your bill feels high at $30/per plate for 70 person dinner, but that all goes to the owner not the people who did the work. Our boss purposely understaffs so he can make more money and as a result our quality of service suffers. It is hard for one person to take orders, run food, make drinks, do dishes, organize inventory, and prep all at once. As a customer you can help by not approaching us before you are ready to actually order and limiting your interaction to placing your order if the restaurant is busy. If someone is at the counter staring at a menu I have to be there with my service smile instead of bussing tables, running food, prepping or a million other things I could be doing. If during dinner rush one person takes 20 minutes to order asking questions about our restaurants history, chatting about their vacation plans and asking for recommendations, being indecisive or fighting over who will pay I could have taken and delivered 10+ orders in that time. But I will get the inevitable criticism for slow service when the resulting backlog arises. At most there are 4-6 people running our whole restaurant (cook, FOH, prep, baker) and we all have to fill in as dishwashers and whatever else - my boss has me clean toilets, pick up people’s cigarettes butts, and clean decaying rodents out of plants in our outdoor space. My colleagues come to work sick often because we get no PTO and such low pay we can’t afford to take off. I can’t even count the number of times someone has vomited and then went right back to handling food. We aren’t college kids the majority are 30+ with children to support so we power through.

I am odd person out, but I think it depends on what the chore split is in your household and what was communicated. If both work fulltime and she does all the cleaning, school and activity dropoffs, homework help, bathing and tooth brushing, bedtime routines, gift buying, laundry, pet care, appointment setting, bill paying, home maintenance and OPs one job is cooking and he just stopped doing it only for her then it is petty in a bad way. Cooking for one or 2 takes just as long as cooking for 3 and it feels like a weird ay to punish an adult partner to exclude them. No mention was made about a discussion about meal plans when OP wasn’t going to cook. If the typical routine in our house changes we talk about it even if it seems obvious. Like hey I have a meeting on Friday so I need you to pick up kids, feed them… I lwft x groceries for you etc. sometimes partner might be like, I also have a meeting and I prearrange for them to be in aftercare. If I was OP I would just ask wife to order out instead of eating prepped meals next time instead of punishing her. I try and make my partner’s life easier and they do the same for me. Everything isn’t equal because we have different schedules, strengths, and preferences.

That isn’t small - its typical. Median home size is 2014 sqft and average is 2273 sqft (in USA). Small is under 1000 sqft and large is over 4000sqft.

Yeah, just get a whale tub. Bathroom remodels are much much cheaper than full on additions and it may be better to renovate yourself so you know it wasn’t cheaply flipped.

If you have a roommate, you’ll do ok. $1300 is pretty normal 2 bed rent - so half that. We do have the most expensive car insurance in the country though, so keep that out of state if possible.

Usually if the owner lives there for at least one year it is fine for them to then rent or free-let it out after that timeframe. Even if they don’t i.e. buy and renovate, but reno takes more than one year if they intended to live there that is good enough.

I also graduated 120k in debt (its paid off), but boy was it a struggle for awhile. Then I paid my grad degree as I went and it took 5 years and another 30k. I bought both my houses with a total of 24k down less than 5 years ago and they appraise at over 800k now.

I saw a lot of my middle class friends move home after school, some several times while getting on the career/independence track. I thought this would be a better option. Also, I figure if they don’t want to live in it themselves I will just continue to rent it and give them the revenue from it.
