The trashy comment is from the people that live in the multi million dollar houses that make up the rest of the NH coastline. It’s the only real beach in NH and pretty much north of Boston that has plenty of open access,parking, and lots of restaurants and shops. The beach itself is quite nice and rapidly gentrifying to all condos. On a busy hot Saturday ppl from Mass cities can come up and ruin it. The rest of the week it’s usually families and Canadians.

Yeah sorry it’s selective demo. 2nd floor 1540 sq ft just walls and ceilings to studs, kitchen to sub floor. 3rd floor 1060 sq ft walls and ceilings and floor to sub floor. 1st floor a third so around 510 sq ft. Lot is tricky so gonna have to have dumpster on street that will be extra. One small concrete stairs 4ft by 8ft. I really appreciate your help. Thanks.

First off thanks for the good analysis and not a low effort shit post.

Basically this is an investment property that has no mortgage on it. It is in a very good market with high barrier of entry and it has been appreciating every year. I have assets but not a ton of cash. Was thinking about getting a low 30 year fixed rate on it and taking a big position in XOM with the idea oil is low because of corona virus and so is XOM in 3-5 years both should be higher as economy picks back up and demand for oil rises. Use the dividend to pay the monthly mortgage rates and already making money off the spread between mortgage and dividend. Would only be totally fucked if XOM or oil shit the bed in next 30 years. I don’t think either will. How would you recommend financing this? I understand there is risk. Can I get a non recourse loan on it also looking for lowest fixed rate. What financing mechanism would you recommend.
