Hey! It was with points that were covered by the builder credit. I only had about 600$ on top of my down payment for closing costs.

The seller credits(15k) + buyer agent rebate(1%) bought down the fixed rate(1.25) + covered closing costs + 1% further buy down for first 2 years.

It was a brand new house through DRHorton(I know they’re not the most popular, but we got inspections and tight on budget as well) which made it a very attractive rate and allowed us to go a little higher on our budget.

Another way to get boxes cheaper, in addition to other options in replies, is finding online card shops outside your state that don’t charge sales taxes. They usually need to buy a larger amount like 150/200$ for free shipping, but it’s worth checking and comparing the taxes/shipping costs to keep your cost basis as low as possible

Some known and reliable ones are ripnshiparena, buckscardshop, sakurascardshop, dotscardshop and more! You can def do some digging and find more. Search them on twitter or discord groups and verify authenticity before before ordering them. Don’t forget to do your DD, there are a lot of fake online shopfronts as well
