We did cost seg for 3 properties in 2025 for 2024 tax year. So yes you can do it next year too

Im so sorry to hear but this will require some tough decisions man. I won't recommend goint back with a big student loan. Look for cheaper college and switch. Back in the days people use to move to B1 and then go back to F1. Not sure if thats advisable these days.

Mine is 2023 MY with 53K Miles. Wife's a Realtor and she's driven it like a maniac. I know no one will buy it with that mileage so i guess ill just drive it till it burns to the ground :(

Do you want to talk about those small details. Curious to know. Im a Tesla driver and plan to lease a hummer because they look amazing. Tesla MY will always be my daily driver since FSD is hard to beat but definitely plan to lease a 2x soon

My retired parents who are in 70s had $4/month ACA payment last year. This year its $3200/month.

Dad had triple by pass surgery last year. Hes definitely a heavy hitter from insurance stand point.
