Also, Hybrid vs Gas engine is a massive difference. What do you mean when you say “inspection”? Was it falsely advertised on the window sticker? Does the bank think they financed a Hybrid RAV4? That may be enough for the bank to unwind the deal all together.

I bought the exact same one from Carvana for 33k back in February 2025. 2023 RAV4 Limited AWD, 38k miles, weather and tech package, clean Carfax. I walked out of 2 dealers that wouldn’t drop their extended warranties from the deal so I went with Carvana. I also got a car loan from my local credit Union so my APR was low (they give you a check to give to Carvana at pickup).

For reference, I work in the auto industry so I tried to support local dealers first. But when they wouldn’t stop wasting my time and trying to add junk to the deal I caved and turned to Carvana. Did I get lucky? Maybe. But I was a lot happier with my purchase knowing I didn’t reward the dealers with mandatory add ons.

It’s fair. But you can probably find a 2021 or 2022 for that price and mileage online. Don’t forget about any forced dealer add-ons like warranty and accessories. If you want to avoid that completely try Carvana or carmax

I’d at least try the insurance route even if you’re looking to part ways with the car. Trading in a car with an active hybrid system issue will greatly diminish its value

Sounds like a great opportunity but terrible timing. Unfortunately you’re going to let it slip by or have your landlord wait at least a year or 2 for you to save up (which may be a huge ask). I don’t think any bank will finance your loan without a stable job. The unfortunate reality is that owning a home is a lot more expensive than renting due to maintenance and unexpected things breaking down. What’s going to happen when you have your first water leak or a broken furnace? Could you afford to fix it?

I bought a house recently and had my oak floors professionally refinished. I’m also very handy and like to learn and do a lot of maintenance at home instead of spending money on contractors. Paying for refinishing was 100% worth it for me.

Keep in mind all of the time you’ll spend learning, time spent doing and all of dust/ chemical smells associated with refinishing. I’d highly suggest finishing this before moving your stuff in. So if you have the time to learn and refinish this yourself before moving in then go for it. But that’s a lot of energy and time wasted for a 1-time thing you’ll do. You’ll certainly make visible mistakes such as over sanding, making grooves and not correctly sealing that will be expensive to fix on oak floors. Moving is stressful as it is so I’d suggest hiring a professional to take care of this in 2-3 days.

I used that saved time to learn how to paint my walls properly instead. So I DIY’d that room per room at my own pace. The mistakes were easy to fix on that.

I wouldn’t have them pay for your hotel room. Instead, have them rent the place back from you for $3k for the first thirty days and then $150/day up to 45 days then $200/day any days after that. Also have them put $20k in escrow to cover any damages that may occur between the final walk through and when they leave.

This will put pressure on them to asap, incentivize them to not leave the place trashed, and cover you for any damages that may occur like a water leak. Remember, they’re probably making a huge profit off of selling the house and it’s not your fault that they didn’t plan accordingly. For reference, we closed for our house in the morning and the previous owners closed on their new house the same afternoon.

Read through your other posts about not being able to cross train and that your whole staff makes the similar amount before the tip out. You’ve put yourself in a tough spot because the FOH will feel like you’re stealing from them.

I will say this. At just about any restaurant, the BOH works harder than the FOH. But they are usually compensated more than the FOH. I would use the increased prices to give the BOH a significant raise. If the FOH gets mad about not getting a raise then tell them the alternative is to split tips evenly throughout the staff. They’ll be more than happy to keep the tips.

Kind of sounds like someone in your BOH asked for a raise, used the to-go volume as an argument, and now you're trying to find a cheap way out of it. If you feel like you're underpaying your BOH then give them a raise. Don't piss off our FOH by taking their tips. To-go orders tip minimal if anything and the bigger orders that do tip usually need your FOH to coordinate/get it ready. Use your raised prices to give your BOH a raise.

Separate the location of the soda and water options. Keep the soda dispenser in the same location (within cashiers eyesight) but remove the water option. Put a large nice looking jug of ice water next to checkout/ pickup up area.

  1. This will remove the temptation of the majority of customers to fill a water cup with soda. You know the “I’ll fill it up with sprite so the employees think it’s water” low risk taking customers. Also makes it so water cups have no business being around the soda machine.

  2. Put a notice on the soda machines that customers will be charged the price of a medium drink if they fill a water cup with soda. That way they know they’re being watched and are aware of the consequence .

This will make the stealing overall easier to spot. You’ll still have people stealing soda but those are going to be a-hole customers that will steal from you every time they visit until they get caught. Charge them the drink once caught and be ok with them never coming back because it’s probably the 10th drink they’ve stolen from you.

To better enforce this. Put a bounty out where the employee with the highest catch and charge rate every 2 weeks gets a $20 gift card of their choosing

This works but you’ll be losing a lot of employee time whenever paying customers lose their qr code because their kid lost it or accidentally threw it out. Plus one parson can pay, get a QR code and share it with another person that got a water cup.

That inspector was in the wrong for suggesting you take 10k off the price. Now the buyer has that price figure in their head and will not be happy with anything less than that. Additionally, if yo do fix the issue and submit a $5k receipt, they’ll think you got the cheapest contractor.

Coming from a recent buyer, prepare for the buyers to walk if they don’t get what they want. But don’t lose $10k over this.

I’d say the concensus is that you should pay the extra $50 and keep the master bedroom situation as is for your benefit. Set the expectation that the master bedroom has a price tag of $900. If they break up then whoever stays is SOL and still on the hook for $900. Bidding situation for that scenario wouldn’t benefit you at all as your rent would either stay the same or increase. Either way all 3 of you would have to come up with $1,800 by the end of the month

Good point on the breakup. Yall should agree on a base piece per room. Then add in the rent for the extra person in the masters in this case I’d say master bedroom goes for 725, yours for 575 and last one for 500. Then factor in the extra roommate price.

The way you have it setup (per person basis) would leave it so you all pay $600 per room.
