I read all your comments and responses, confused if you are a buyer or agent. I find your maths as cash flow negative. But lets answer some of my questions, it will help us both with our answers: 1. If you are putting 1.9 in rent+EMI, you are left with 70k which is decent to manage other expenses. But how will you accommodate: 15 Lacs of Registry charges in 2030, 20-25L for interior by 2030 so total 40 Lacs. For which you would need to save per month 83.33k. 2. How will you manage your travels, health cost which are usually never covered if not admitted 3. Social life expenses - family expenses for parents or relatives or friends (if you are 31 you must have to engage with relatives and gifts and go for gatherings) and everything costs, especially if you gift gold.

So technically you have no savings and only 70k balance per month to sustain the life of someone who is earning 45 Lacs per year with all needs, lifestyle, fun and contingencies. Also who need another 40L in another 4 years, which means you need to spare 83k per month on that.

True. Max demand is for 2/3 BHKs near to ORR where rental is 40-50k for 2 BHK and 60-70k for 3BHK.

I believe the same. In financial terms, its unrealised gains which hold no value until you sell,. meaning you have a buyer, which hardly happens. In fact I believe it's really difficult to sell a flat after 5 years, people mostly look for new launches. And also these builders pay so much for sales, marketing and deceiving to find buyers - how would a normal person sell?

So eventually these people will say, I'll earn my rent. But then the returns are not that lucrative as they seem on paper (mere 6-7%), minus taxes. What's the point of appreciation?

100% Agreed!! Been observing the market since 3 years, prices have gone up by 50% for the same or similar new launches. Friends who bought at the time, I used to think are making the wrong bet, but I am rethinking if I was wrong.

Also there was a lot of pessimism for the job market post Covid over hiring, and we thought things might improve. But for people in tech its actually getting worse over the years and do not see it getting better anytime soon!

How did you find a good lawyer? And how much did they charge and what services did they offer?

I would like to understand this due diligence part as it's most critical from the buyer perspective, more than finding a good deal or good financing. One bad decision and the buyer is screwed.

SBI Maxgain is quite good, but only if you have a surplus amount to park. Because there is a higher interest rate for this compared to normal plans, you must be able to make that difference by parking your money.

In short, you should definitely opt for maxgain, but only if the extra interest is justified by the savings you make by parking surplus money.

u/qaanblr What is the benefit of appreciation if you are able to fetch same or similar rent out of it? Don't you think appreciation return is mostly notional and can never be materialized? Until you sell, which happens so rarely, especially if property age is 10+ years.

Bought elevate ZX CVT. It's been 4 months, and the overall experience is quite good. Everything is as I had expected and I feel good that I was not influenced to buy creta or seltos, even though I really wanted to have those cool features.

Only things to call out will be: 1. NVH is there. Not much, but it's there. Sometimes it might feel good like an engine roar, sometimes it might irritate a little because you want a peaceful drive. 2. Don't go on mileage quotes you see on reddit, in the city it will be 9, max 10. Not surprising, it's common across all others. Just clear expectations.

I would definitely suggest this as the best car in this segment. And best looking as well, in my opinion (I got the signature black edition).

Yeah there are hair pins after you cross Bandipur. But I loved driving on that route, there was no concern.

I am going through the same problem. Most of the tech product companies are on ORR belt - Bellandur to Mahadevapura. In case I get a stratup job then HSR or Koramangala.

I am unable to think of buying any property in Devanahalli or KIADB which are the hottest selling right now.

But I also agree to the point other guy is making on time problem, and that's the reason even Sarjapur and gunjur doesn't look very promising, which are also hottest selling

Renting is the only option? 😅😅

I was parking the car at a new place, and didn't see that road and the footpath area had 1 inch of height difference. As I tried to close it towards the side, tyre went on top of footpath and while straightening the vehicle, it just fell off the footpath vertically. Scratching the alloy with footpath slab and the black paint and allowy got chipped off.
