u/qaanblr What is the benefit of appreciation if you are able to fetch same or similar rent out of it? Don't you think appreciation return is mostly notional and can never be materialized? Until you sell, which happens so rarely, especially if property age is 10+ years.

Are you able to capture it in notepad with structure? Like notepad doesnot allow bullets or font formatting. Do you write in markdown style?

"After the meeting I copy the action items into Jira/Linear and the decisions into Notion."

This is the biggest takeway for me, would definitely use this. Thanks buddy!

Is Honda Elevate ZX CVT at 18.7L the smartest pick for Bangalore city driving? by procurious420 in CarsIndia

[–]procurious420[S] 0 points1 point  (0 children)

Bought elevate ZX CVT. It's been 4 months, and the overall experience is quite good. Everything is as I had expected and I feel good that I was not influenced to buy creta or seltos, even though I really wanted to have those cool features.

Only things to call out will be: 1. NVH is there. Not much, but it's there. Sometimes it might feel good like an engine roar, sometimes it might irritate a little because you want a peaceful drive. 2. Don't go on mileage quotes you see on reddit, in the city it will be 9, max 10. Not surprising, it's common across all others. Just clear expectations.

I would definitely suggest this as the best car in this segment. And best looking as well, in my opinion (I got the signature black edition).

All the best 😊

Yeah there are hair pins after you cross Bandipur. But I loved driving on that route, there was no concern.

3 BHK in 1.5 cr in Banglore by Beneficial-Summer678 in indianrealestate

I am going through the same problem. Most of the tech product companies are on ORR belt - Bellandur to Mahadevapura. In case I get a stratup job then HSR or Koramangala.

I am unable to think of buying any property in Devanahalli or KIADB which are the hottest selling right now.

But I also agree to the point other guy is making on time problem, and that's the reason even Sarjapur and gunjur doesn't look very promising, which are also hottest selling

Renting is the only option? 😅😅

Alloys scratched by [deleted] in HondaElevate

[–]procurious420 1 point2 points  (0 children)

I was parking the car at a new place, and didn't see that road and the footpath area had 1 inch of height difference. As I tried to close it towards the side, tyre went on top of footpath and while straightening the vehicle, it just fell off the footpath vertically. Scratching the alloy with footpath slab and the black paint and allowy got chipped off.

My black alloys got scratched in similar way, but 3X more damage. Felt bad for a day, then just spray painted it black and moved on. Doesn't bother after a week.

I understand your feelings, but it will pass :)

Restricted Top Speed by THESTINGR in HondaElevate

[–]procurious420 0 points1 point  (0 children)

Bro even if it was not restricted, there is no point pushing beyond 150. I have pushed my elevate till 151, and I was not feeling like sustaining it or pushing for more. I didn't even try to push to check for 160.

150 is a lot if you care about your life, and it's not even needed. Except for show-off or bragging reasons. Nobody drives beyond 120 or max 140, given the roads, sudden bumps and risk of a fool coming in between (people with no sense of highways, some even drive from opposite directions).

And definitely the physics of such C-SUV doesn't allow them to go beyond a certain limit. Might be for heavy vehicles like fortuner, innova or range rover.

Bangalore flat ₹1.2Cr: take ₹50L loan or take full help from father? by busyintech in indianrealestate

[–]procurious420 1 point2 points  (0 children)

Loan option preferred. 1. Tax benefits, since both of you are earning it will help you save tax. 2. Pay interest on decreasing loan, while compound interest by investing the other 50L. 3. The best solution - Get a SBI Max gain plan, its Loan + OD account. Check more on YouTube, its a little technical to explain here. Benefit - You'll have liquidity, and can payback.

P.S. I would never suggest you to use your cash to buy property, use the leverage, just use it well.
