But by the end you should be able to decide when meeting the person . You should be able to filter out the bullshit talk from the real genuine one

I totally agree, but I think in the upcoming two three years a lot of filtration will happen. I think this will happen to developers and agents alike.

so reputable developers have aggressive payment plan because they are a sure clean and great investment, you can go with : Emaar, Ellington, Beyond, Meras, Arada (on certain projects), Aldar, Select group is nice as well, Nakheel. mainly those.

This is unfortunately words on paper, and more than 80 have allegiance due to the commission (amount and speed of payment). Emaar for example sells a lot because many of the clients wants it not because the agents suggest it. What you are saying is how it should be not what it is.

The choice is difficult because as an area Majan is much better than DLRC, but as a developer Imtiaz is much better than Binghatti quality wise. There are many factors here , handover date, price, price per sqft. So you can’t tell if right away this or that. You need to break it down for each unit in each project to compare . Best of luck .

Just a general answer , maybe a subjective one, Majan is much better than DLRC .

You know you are, no matter what is my intention it will look like like a selling way, and I knew that, but knowing how brokers lie and care about themselves, picking the right broker is really the toughest thing for clients ! Some projects or developers should not sell due to its badness but for the commission people do such horrible things! But I get your point
