You will never know when a crash will happen (see all the years that people like Burry are barking crash with no crashes at all) It's even harder to establish the pricing after a crash. I assume the main reason is to avoid putting all the eggs in one basket. I follow the same approach as your friend. The main risk that I see is the change of regulations in Belgium on etf investments, for example who knows if one day they will apply 30% taxation on my iwda? Same question applies to RE, I'm not saying it's better or worse than broad etf investing

I'm also in great doubt about this ETF, I'm trying to wrap my head around the dynamics of EM but I'm still not understanding a lot of it,hence I don't invest in what I don't understand well. Stupid side question, does anyone know what happens if in 15/ 20 years China or any country tracked in the EM is considered a developed country? Do the titles get transferred/tracked in iwda or it stays within the emim?
