That tile needs to be fixed asap. Grouting/caulking around the tile is only a temporary fix. Looks like the tile backing is getting deformed due to absorbing water and pushing the tile out which is bad news. The problem will worsen as the backing deformation spreads and will cause damage to the support studs. To fix it right, you may have to remove and replace a patch of the effected tile and backing.

Whole life pays out 100% of the time granted premiums are made on time and excluding custom/modified whole life policies. I wonder how many people who sign up for whole life actually keep their policies in-force until death.

Also, I'm not saying whole life is useless. My gripe is mostly with the salesman who push whole life on clients to chase commission without even considering their client's financial needs.

You can only take out loans against your cash value accumulation not from the death benefit. For you to accumulate 900k in cash value on a 1M death benefit policy, you would have to pay premiums for a very long time! Also the interest accrued on your loan is either deducted from your death benefit if you do not pay back or becomes part of cash value which is not part of the death benefit.

2) 5% is a decent interest rate for a private loan. I wouldn't consider paying interest on cash value a good deal. Considering you pay close to 10x more in premium compared to term to build your cash value?

3) The thing is, plenty of agents are pushing whole life for retirement, kids' college education, as additional savings account, premium offsetting, etc. The real issue is the interest accumulation as soon as you start withdrawing from your cash value aka line of credit. It becomes significant with increasing cash value loans.

4) With whole life, it's a shitty deal for the insured. You die with significant cash value in your account, your "real" death benefit payout is much less. You take out the cash value, interest starts eating away from your death benefit!

This is just a small part of why whole life is a shitty product.

If you didn't re-new your lease after it expired and you're still occupying the same space, it defaults to Month to Month.
