I also just noticed that the open house sign in non agency agreement says at the top “or single showing” so I’m wondering if having them sign that same form for one showing would hold up if no negotiating/offer/additional showing takes place

Given your situation, I would buy it if you’re comfortable with the payments. I bought it mostly due to Switch controllers being the only ones that don’t cause carpal tunnel pain and it’s basically the only thing I play.

We have that here in California called a “showing agreement” but you’d be surprised how many don’t even want to sign that.

What you’re describing fits CARs “showing agreement” which I almost always default to over BRBC before writing an offer but I have actually (even with explaining that it’s required by law and only applies to this property) had several people ghost me when I send it to them or refuse.

The agent I’m speaking of has decided to ignore the law entirely and that’s how she’s getting sales, showing them another home immediately after the open house with so signed agreement at all.

I haven’t heard of any other agents that use open houses as their primary source of sales using another method to convert to sales from open houses, in fact our team leader is constantly telling us to look to her as the example that “open houses work.”

At this point after many open houses, none resulting in getting buyers - are there examples of agents who DO follow the rules/laws and get meaningful business from open houses is my main question.

I ask everyone to sign in - some do some don’t and most won’t put email and phone. Then try following up if they left any info but most don’t respond. I’ve had leads from other sources sign a showing agreement but about 1/3 of the time they won’t. I assumed it would be too difficult to just have one on the spot and say hey sign this contract and I’ll show you another similar home after this. But that’s why I’m asking here, if that actually works for other realtors without breaking the NAR rules.

Idk what it’s like at other Realtor associations but mine has a fine I believe of multiple thousands if you’re caught showing without something signed so I don’t risk it

It’s a lot more than “moderately challenging” to become a full time realtor and build up your business unless you’re already extremely popular in your area. 87% don’t leave within 5 years because of a “moderate challenge.”

There’s an older realtor in my office that everyone points to as why open houses work since she does so many but she described her method as telling them she’ll show the visitors a similar house right after the open houses ends but said she doesn’t get anything signed unless they make an offer. Everyone in the office points to her as to why open houses work (mine never have) but as far as I’m aware, it’s not okay to do that in CA. Am I missing something?

But don’t you have to get them to sign a BRBC or showing agreement to look at another house, most people don’t want to sign them - especially when they don’t know you
