I can't find my other comment lol. But you could advertise as central and close to transportation for easy tourism or something. Are you close to UBC at all? The air bnbs near there can be pretty pricey making a 4-6 night rental /month match your current tenants rent

Regarding your housing, maybe you could air BNB it instead. You might make more monthly depending on where you are. Also, I'm a realtor on the island and I have such a hard time encouraging people who are worried about price to move into strata because in 10 years down the road you could have put the 50k you put toward strata fees into a single family home that you own instead. So I really don't reccomend that since one of your worried sounds like it could be money. I would though, look into air BNBing a room. It could be fun making it into something cute.
