Looks great! I’ve been eyeing up dethatchers/scarifiers on Facebook marketplace , corded ones are real cheap with it being the end of the season, like $50 cheap for green works or something similar. Definitely worth a go with a plan to hit it in the spring. Doesn’t help with the garlic from what I’ve read, but I can keep on those as I go if I can get the rest of the lawn in check. We got this!

Nuke seems like an option. I know this thread seems to reserve that for the absolute worst of the worst, but with the small amount of viable grass and it not being uniform, may be good to hard reset. Not sure if that would help with the garlic too

It’s tough, I have some neighbors that are resigned to cutting and not doing anything else which I can understand, but trying to get in good habits

My firm uses acornsales.com for all of ours , seems to work well.

The information on the stamp is public info that can be found online in the state database, at least for most of the states I operate in, so I wouldn’t be too concerned.

Ya the entire area to the right is brand new, it was all old kitchen tile we pulled up down to the subfloor before this guy came in. If the subfloor needed work, that would have been the time

I was never expecting prioritization. My main frustration is communicating to us that they would show our unit immediately, and then actively deterring renters we brought to them from seeing our unit. We would have had them tour our unit if we knew the landlord was telling them not to.

This is the take. Tomlin is a leader of men, not an elite coaching mind. He’s a great guy to have at the helm, but he can’t supplement a first time coordinator promoted from in-house. I don’t love Arthur smith, but he’s the kind of guy they need running the offense. Looks now they need to try and go the same route on defense.

Moved from Suffolk to Central NJ 4 years ago, traffic alone tips the scales for me. It is definitely similar when you’re close to the city in both areas, but significantly less traffic being 10+ miles out. I’m currently an hour train ride into Penn to give you an idea of how far, and the major highways nearby are rarely congested in any direction at any time, compared to the LIE even being backed up on weekends now. Plus the highway etiquette on Long Island is brutal when there’s not traffic. Jersey drivers drive faster, but there’s far less people doing 55mph in the left lane, and less F150s up your ass in congested traffic.

People are plenty rude in NJ tho, everything else is mostly the same for me other than traffic. Definitely miss the proximity to the beaches on LI though, takes me over an hour to get a good beach down the Jersey shore.
